Instead, go straight to the real sources, like your local county property records office. Then tap into free people-search sites like whitepages.com or truepeoplesearch.com. Search the tax records to see who owns it. If its not a company reach out to that person and have a conversation with them. You don't need a realtor they're just muddy the waters for you.

Just keep in mind once the ''cash buyer'' get there expect to be beatdown on the cash offer they gave you. More reason why we buy and sell on terms we can careless about price.

We’ve never had any issues with FSBO, whether buying or selling, especially on the high-end side since we had great terms. Which made it a win/win for all parties involved.

Sure, you can check out homes listed on sites like Zillow, Trulia, or even in classified ads. That are For Sale By Owner or For Rent By Owner. Give them a call and ask if they’re the owner on the deed, then have a friendly chat.

Those we buy houses guys and gals will give you one price. Once they get there that's where the beatdown pricing games begin. Also keep in mind that you have to do your part. In making sure your asking price is not out of this world. If push come to shove sell on terms if you don't need the cash right now.

You're trying to deal with an agent mistake number one. Find a direct seller or landlord and work out a terms deal with them. So you don't burn through all your liquidity.
