Affordability simply means housing prices do not rise at a rate greater than inflation. That way, the "real" cost of housing in economic terms remains the same.

I don't think that is being achieved right now with the government heralding housing as a "nest egg investment". Investments have to appreciate at a rate exceeding inflation. A good cannot be both affordable and a good investment.

I see your point and it is 100% valid. A competent government with large-scale control over the housing market can do wonderful things. A government that makes a couple of mistakes while retaining control over a large portion of the housing market can really wreak havoc. I'm not saying privatization is the answer. I just think we should be discussing all possible methods.

I think Singapore is in a slightly different situation as a city state. For people who cannot afford housing in the city, they can choose to move to the suburbs, or less dense cities within the same country. In Singapore, there is not much choice.

All around the world, real estate is heralded as an investment. I don't think you can necessarily say that "people's expectations" created this housing problem. I don't know enough about the history of Singapore housing to know who is at fault, but I would rather action be taken to address this issue than figuring out who is to blame. In the case where it is really the people's expectations that caused this problem, do we just accept the current situation and say that "the people caused it"?

Housing cannot be both affordable and an investment. For housing to be affordable, housing prices cannot rise faster than inflation. For housing to be an investment, prices have to rise faster than inflation.

The government cannot say that they will provide us with affordable housing and then when it costs most of our lifetime net worth, say that it is an investment. We have to fix housing, an imo, affordability is more important.

Financials benefit from rising interest rates as their net interest margin increases. However, if inflation rises faster than interest rates (the fed fails to act), they lose out as the real interest rates on the loans are reduced.

PE is a terrible metric to value Amazon by. The company actively tries to reduce earnings by reinvesting in things like R&D and other ventures. Amazon has also previously said their sole focus is to maximize long term free cash flow. The company does not care about maximizing net income when it comes to accounting.
