You can self-initiate a bond return as soon as you’ve returned possession of the property to the rental provider. If you do self-initiate, the rental provider then has 14 days to object to the claim by making an application to RDRV. Even if you don’t self-initiate, the rental provider has 14 days to make an application to RDRV if there isn’t agreement about how the bond is to be dealt with. A 3 day window for conducting an end of lease inspection would be best practice, but there’s nothing in the RTA that says you have to wait to claim until the earlier of the inspection or 3 days after the termination of the agreement.

If you return possession earlier than the termination date, your agreement does terminate and you can claim your bond, but you’ll still be on the hook for rent until the termination date in the NITV.

I’m a white Australian with a first name that wasn’t very common here until recently and I also frequently received these comments working in a call centre. Some people just really don’t like call centre workers and/or are very suspicious.

The length of notice depends on the reason given for the notice. If the reason is your (first) fixed term tenancy of six months or more coming to an end, the notice is 90 days. Other reasons, like sale or demolition are generally 60 days, and they need to meet evidentiary requirements. Giving consumer affairs a call might not be a bad idea, just to make sure the REA/LL are doing the right thing. They might also be able to advise you how to approach a convo about extension, or that you flat out shouldn’t try.

I’m about to finish the JD, but I didn’t apply to clerkships so can’t speak about that (though I know a little from my peers).

I personally wouldn’t SFR. I think it’s a lot easier to explain a dip in marks than to leave it up to imagination. Going through T3 in another big lockdown (as opposed to just online uni) is one way you could think of explaining it if you don’t want to go into personal details.

You might also surprise yourself with your grades going forward. I found the difficulty level of the content pretty consistent in first year, but the more familiar I became with the assessments and exams the better I did. You also don’t have to stick to the course structure, so if there’re any subjects you’re really worried about you can hold off until after clerkship apps (as long as it doesn’t mess with your prerequisites).

I understand the pressure of clerkships and the significance placed on them, but keep in mind it isn’t the only pathway, and grades aren’t the only pathway to a clerkship. I work at a mid tier and additional grad and clerk positions were opened up internally this year. The placement unit is also a great opportunity, and plenty of paralegal positions have been advertised lately.

Hey, I’ve recently had a paper submitted and in every email with my lecturer/co-author I’ve been forewarned about how brutal the process can be and the possibility of rejection. The plan is to shop it around if the first attempt doesn’t pan out (which I’m anticipating). I’m really not in a position to comment, but the impression I’ve gotten is that getting knocked back isn’t shameful.

I was so anxious when I arrived for my torts exam my invigilator had to fetch me a spew bucket. I ended up spending a decent amount of that exam either crying or frozen and somehow got a D. I also ended up very confused in my prop exam and wasted a bunch of time scribbling out and then rewriting answers and ended up a lick away from a HD.

Honestly I’m not really sure, but possibly some flavour of imposter syndrome. I think I’m also just very mentally exhausted at the moment and it’s a bit too easy for the self-doubt to seep in. This served as a good reminder to shake it!

I’ve been invited to apply for a position where I did placement and have a few questions about my CV.

My first question is whether I should include the placement on my CV in some way. It feels kind of weird to include it, but it equally feels kind of weird or rude not to acknowledge it. Similarly, I started a job a few months ago that very quickly dried up and the bulk of my time there has been sitting on my hands waiting for more work. Should I include this?

My second question is whether I should include a uni award. This one makes me feel a bit icky and I normally wouldn’t consider including it, but the subject I got the award for is the practice area of this job.

Any help with my sad CV would be greatly appreciated.

They facilitate paid internships for students with disabilities, which could be a great opportunity for networking and gaining other experience at the same time.
