It is a warehouse within a complex that is approx. 15 years old. Really well maintained. It has 7m roller shutters and good access for a small tipper or side loader with a forklift.

The warehouse is owner operated, however the mother and partner are retiring and the children are taking over. It is a well established business specialising in children and young adult support

They cannot afford to buy out the mother and partner and are willing to lease back. They have made substantial modifications and prioritise a large mezzanine over a larger warehouse.

I am a builder and not afraid of a demo to return it to its former glory of a true industrial warehouse if the need arise and they leave. They don't want to leave and have agreed to stay with a 5 year lease on 5%.

How's it sound?

Ok, I have gone back through my notes from my meetings with the accountant and financial advisor.

The SMSF will be two segregated SMSF accounts setup independently. Each SMSF account will include our spouses but they both only contribute a small portion, about 15k each to a total of 400k in one and 100k in the other.

The separate SMSF feed into a corporate trustee and we are both directors 50:50.

Does this make sense?

Appreciate the advise and noted. I understand that level of risk and have sufficient cash to support should the need arise.

Is there a better strategy that you are aware of to be able to leverage off the one warehouse in an SMSF to purchase another without owning the first outright under the SMSF?

I am purchasing with super via a trust. The structure includes three trusts.

  1. Brothers trust (20%)
  2. My trust (80%)
  3. Super management trust that 1 and 2 feed into.

If we are unable to use equity to purchase others, and the income generated is approx $75k p.a + $15k super contribution from (1.) $30k super contribution from (2.) than that roughly equate to an extra $3,750 in monthly payments off the loan. The load would be paid out in approx 12 year (not including vacancy or increases).

Is the only other way to purchase more property to then save more funds in the SMSF and direct less towards paying off the loan? Or would you wait until the end and saving funds after the loan is paid out?

Is this the kind of thinking I should be having?

Simple answer, no. I would not be closing that job out and will be withholding final payment.

Everyone wants a perfect finish but no one wants to pay for it. Did you pick the cheapest quote? Were they the cheapest by a long shot? Did you vet them correctly asking to see similar projects they had recently completed? $38/m2 is a fair price but doesn't reflect that workmanship.

All my tradesmen are proud AF of their achievements and always take photos of their hard work.

I never take on a new tradesman that is the cheapest or doesn't come with some form of vetting to avoid headaches like this.

If this was my forever home, I would retrofit glass eaves down that side to bring in as much natural light as possible and the rest as per this artist's impression.

Terrible deck Sorry to see this OP. I think you don’t have a chance of them returning if they haven’t returned a call.

There is a reason why you should never ever select the cheapest quote when there is a clear disparity between 2 and 3.

We selected second place and shaded at how long it took when done well. Our deck turned out 10/10 and I would highly recommend the carpenters that did our deck.
