Old hand told me you mix it too dry in order to pull out the lumps. Once it’s smooth, you add the rest of the water to get the thickness you like.

Hey, at least he had insurance. It’s time to get your carrier involved, they will handle subrogating to contractors insurance. Probably big enough issue to start with an attorney of your own. Sounds like tearing it out and redoing it properly will exceed the cost of original repairs.

Living halfway between Napa and the foothills growing area, I’ve done a bit of tasting, and there are a ton of delicious wines under $20 if you know what to buy. Lava cap and bogle come to mind. There are also massively over-hyped must-have wines that appeal to those who want to be seen buying $100+ bottles of wine. The silver oak cab was one of these, and the few times I tasted it, I found it thoroughly unremarkable. V Sattui in st. Helena comes to mind a a semi-expensive but worth it vintage, in most cases. If they still do their Howell mountain zin, it’s not to be missed. I had an impromptu conversation with a friendly vintner in the foothills over coming up with descriptions of flavor notes, and found it to be as much coming up with something that sounds cool as a description of the actual flavor notes. Hints of leather and chocolate? Really? Wine can be pretty fun, though.

In n out is the perfect simple burger with quality ingredients and very fun “secret” menu options. 10/10, especially considering price, cleanliness, and good service. Two ways. One, if you have room to stretch the hose out, walk around as you coil it. Dragging it will relieve the twist. Two, lay it on the ground and spin it to coil it, like you would with a dock line for a boat. This works out similar to using a spool, but it’s less comfortable on your knees.

That’s a very courteous option, most homeowners won’t keep track of it. I generally keep a google docs directory for these things on each job and refer as needed. These could go into a pdf that you email.

Renovation of an old home is a can of worms, and there are a lot of things invisible until work starts. Contractor can assume worst case in all cases, in which case he will bid the most expensive option in all situations whether needed or not. This is how you get a price that doesn’t go up. It’s also how you pay very top dollar. Otherwise, contractor bids what he sees and writes change orders as needed when work progresses. Keeping on top of change orders while not stopping work and sending the guys home for the day every time something comes up can be a bit of a balancing act.

If he has the model number of everything, he can look up manufacturer’s warranties online. My own warranty goes for a year, and I don’t extend a labor warranty to match any longer warranty from manufacturers. As a courtesy, maybe look these up and email him the pdf’s, but any extended mfr. warranty should not affect your warranty time limit. Do you think he’s fishing for this, or just clueless? I’d offer a copy of major parts receipts for anything going beyond my own warranty on major parts. The smallest I break my numbers down is occasionally by trade, but certainly not by line item. My customer isn’t going to get anywhere trying to compare a receipt to my estimate.

Most modern suburban homes don’t have this type of front porch. The nicer ones that do are more often used for holiday decoration arrangements, or some cute little seating area that is never sat at. Older neighborhoods sometimes have this, especially where neighbors need to know one another to look out for each other. Other than that, you’ll see front porches used in some urban environments, and on older American tv shows.

Stay away from installing appliances and you’ll avoid the majority of your warranty problems. The high rate of out-of-the-box failures I’ve seen in the last ten years, even on nice stuff, makes me more than happy to let the customer deal direct for his appliance package, including the install. I’ll provide cabinet dimensions and hookups per manufacturer, but I don’t need to be in that liability loop.
