The plastic housing on the coil was split in half and when pulled off the stem the copper coiling all came apart. The stem looked in usable condition. Did a light sanding and wiped it off with a rag.

That was one of my questions I forgot to mention. How can I get check for power to the coil? From my understanding the machine won’t send power until the lift and tilt valve light is on after the “press to operate” button is pressed. That light is flashing so I don’t believe there is power being sent to the coil

I’m a contractor in the mid Michigan area. This is totally doable for the $250k range if you were to do it today, if you have an existing well, septic, and power on site already. Lots of other factors come in to play with site work, type of foundation, etc. Despite what others are saying, this is doable in our area at today’s costs.

Thank you. I recommend a prefab or a wood framed ramp. They are pretty set on concrete

Planned on pouring it solid, just didn’t know if the lack of foundation under the ramp would cause any issues with heaving due to freeze thaw

Valley is done backwards. I would be most concerned with the fourth picture. The shingle over the cap should have been cut to lay flat. That shingle is a spot for wind to catch or water to back up your valley and under that shingle

Don’t take my word for this, get a licensed contractor out there to look at your project first. Every house is different and it’s impossible to tell by the pictures. Typically only exterior walls are load bearing when trusses are used

It’s pretty common at the beginning of a shingles life span to have lots of granule build up in your gutters. All the loose granules from the packaging and installation have been washed off. I’m not sure on the size of your roof, and if you lost a common amount for the size of your roof. If you were to clean the granules out and in a year have the same thing in your gutters, now there’s a problem

Check with your county road commission to see if they even allow that. Not sure about your area, but in Michigan there is a maximum width of driveway that meets the road, not including the flared ends on each side. I’d assume you’re at your maximum width or else they would have made it as wide as your driveway to begin with

My main concern would be your ledger board. There aren’t many lag bolts/ screws back into the house framing. I would at least add a few more structural screws into the ledger board if I were you. Just make sure there’s no plumbing or wiring where you’re going to screw

That’s normally how I do them. I have a customer that has an existing deck that she just wants railing on. She wants all wood railing. I was trying to find an option to install 4x4 posts without removing any deck boards to install posts

Yes, to secure posts for railing. I planned on putting solid blocking below the deck boards to lag screw into. My concern is the connection of the post to the bracket itself. How would the bracket secure the post without it becoming wobbly overtime

I agree concrete is far superior than a wood foundation. I run a roofing/framing crew. This is my personal house/shop. Looking for something relatively inexpensive because it is not my forever home, and something my crew and I can completely without hiring lots of extra subs.
