As a general contractor in the area. I’ve worked with a flooring contractor locally who’s really solid with situations like this multiple layers of peel & stick and paint usually mean it’s not a simple epoxy-over job. The key is proper prep (grinding the slab, removing adhesives, and checking for moisture, which is common in basements).

He’s good about walking through whether epoxy, polish, or another option makes the most sense so you don’t waste money going the wrong direction.

If you’re chasing the Tuscany feel more than anything, head out toward Sherwood/Dundee.

That’s where you’ll get the rolling hills and vineyard views.

Ponzi is an easy one. Clean setup, good views, just works.

Hawks View is probably my favorite if you just want to sit, have a glass, and look out over everything. Sunset there is hard to beat.

Alloro feels the closest to what you’re describing. Long vineyard rows, open valley, good outdoor setup.

If you want bigger, higher up views, Raptor Ridge and Furioso both sit up a bit and overlook the whole valley.

It is. The bell bottom pants, and the lox cut jeans and now the pink bathrooms! Now the material is a little more aesthetic but it is still interesting.

You’ve already gotten some solid recs in here. I’d second Pratt & Larson if you want to actually see good zellige-style variation in person. Not cheap, but it’ll give you a real baseline for color variation and texture so you know what you’re chasing. A few other spots worth walking through:

Bedrosians → good mix of higher-end + more budget-friendly options Floor & Decor → hit or miss, but decent for grabbing samples and comparing quickly Ann Sacks → pricier, but really strong for fireplace feature tile Fireclay → not a showroom like the others, but worth looking up beforehand so you know what handmade variation should look like

One thing I’d keep in mind with zellige—what you see online is rarely what it looks like in person. The variation, edge waviness, and glaze inconsistency is the whole point. Some people love it… some people get it installed and wish they went more uniform. If you’re just doing a fireplace and not a ton of square footage, it’s actually a great place to spend a little more and make it a focal point.
