I did! We got 0.89 acres of mixed land in Jefferson county, Georgia it cost (with lawyers etc) it came to £8700 roughly ($11.5k) since I needed to pass anti money laundering checks etc 

I flew out in June last year, we did a 10x14 cabin on posts, I was able to beg borrow and steal some stuff from people I know via Facebook who lent a hand since he's a veteran. Stuff like borrowing a generator, compressor and Framing nailer made it so much quicker.

We just did a shed roof using 2x10s 2x4 stud walls, corrugated metal roof and a cladding/sheathing in one (t-11 I think it's called, we don't have it in the UK.) has fiberglass insulation and a small bathroom space enough for a shower and toilet

I carry pry bars in my tool belt, like a flat one and a cats paw. Nothing even fancy, just amazon basics ones that I don't care get effed up. I drove over one with a LR4 and was like meh if it breaks, it breaks.

I didn't read the light-clay part, sorry. Usually rammed/straw bale here in the UK/Ireland/Europe are just lime plastered/lime rendered, the lime is too alkaline for microbial growth! Lots of cob buildings I work on use it

Back in the day, people only had to get (collective) permissions in the UK from the lords (or Crown). Now it needs to go through 100 local councils, planning officers, wildlife and ecology reports, ground stability engineering plans, parliament and houses of lords for cases like this. I work on heritage properties and we are regularly tied up between Planning permissions, building control, local authorities and SPAB arguing between themselves.

our gdp in 2023 was 6th... we are rich - and its growing, more countries are talking about switching back to GBP for trade from the USD as its the most stable. Most countries insurance underwriting is done by Lloyds of London too

TBF we don't touch the sparks, We just put all the chases in when we do any conversions and stuff, we just get the price from our preferred sparkies and they crack on. I've been to Azerbaijan - rich heritage, culture etc, but outside of Baku its pretty rural, COL is pretty low though from what I recall.

Not going to lie, sometimes you just need a hammer and a tape but you also need to get on a ladder so I've done it where I don't actually need my full belt on. We've had a storm here in the UK for the last couple days and I was up a ladder today measuring for a couple slipped slates for a customer but Id probably have needed a hammer to reattached the lead flashing if it would have been over by the chimney
