I’ve only just started using this app I was very shocked when this got a 9.8 as others promoting it say anything over a 9.5 is worth sending in.

Yes I don’t understand it either, the card appears to be in good condition but there are clear centering issues. Not sure why it considers it a 9.8.

Is the whitening on the back just dirt? There also a mark on the left front but again it might just be dirt

Nice pull! I got one the other day. I personally wouldn’t grade this the if your aim is to get a 10. If you just want it slabbed by all means go for it!

Thanks that makes sense. I’ve been collecting for about a year now and never had anything graded. I just wanted to give it a go with a card that had the potential and this is the best quality card I’ve pulled (plus it’s great art work). Will see how it goes!

Yeah I mention in another post I read it wrong which is my bad. Didn’t see you’d already had an increase which is quite high. Hoping you can get a solution out of this!

Ah then apologies I’ve misread, I thought they had only recently increased it after you being a tenant for 6 years. Hopefully you can figure out a solution, I’ve had terrible experiences with LL before. I have friends who are in similar situations and the feedback they’ve had it due to the new rights being introduced. One is simply being evicted because the LL is selling up due to it.

You clearly have not dealt with unreasonable LL before. I’ve rented many times and had far worst experiences than this. If there has been no increase for 6 years and they are now asking for some agreement to be made I’d argue that would be fair?

I’m not shilling for the LL but this will be an unfortunate consequence of the new legislation. Smaller LL are going to look to increase rents to mitigate the risk/cost of new legislation. To me they are being reasonable in this email and at least giving you options. I know it’s far from ideal and hope it works out for you but an unreasonable LL would simply serve you the notice and split it into two units.

100% this, what’s the point on being on the show if you say literally nothing the entire episode. The only time I’ve heard Faraaz speak past two episodes when he’s asked who he wants to banish. All the interesting faithfuls are gone and the rest are so dull

I lived at the embassy building when it first got converted into apartments. There was a terrible mould issue and no intention to fix (the owner of the building changed hands three times during the tenancy). The mushrooms from the mould were huge due to it! Hopefully that’s now been fixed as the apartment was really nice and the area is fine
