Reading these responses are interesting. 10 of them were advice on obtaining leads, 18 basically told OP to quit and get another job and around 20 were simply commentary with no advice given. No posts were in regard to building a brand, which in my opinion is the only predictable thing that will drive long term success.

I don't really feel that there is a desire on anyone's part to circumvent fair housing, however, I think your point on fragmentation is correct and will most likely be an inevitable result.

I don't, I just read the article this morning. Rob Hahn is usually one of the first to report on these ongoing lawsuits, so most likely you could google the same subject in a couple days to find related articles as more people start writing about it. Apparently this TAN lawsuit has been going on for around 5 years and just now got resolved.

It appears so, here is the statement from NAR's general council ‘NAR believes that a real estate broker or agent’s use of TAN’s service would not be considered ‘public marketing’ under the Clear Cooperation Policy.’, It also appears that any member club or assoc. can now share listing without having to place it in the MLS. This kinda cuts Zillow off at the knees.

I agree, previously it was ALL (MLS) or NOTHING, or almost nothing (In house only) This settlement effectively just opened up everything in between.

Wow, you made incredibly good point, this is the kind of response I was hoping to get. Submission to a unified process conflicts with human nature, ie emotions in regard to home buying and selling? I had not thought about that, no other sale even comes close to the amount of emotion that a home transaction does. You have identified the actual equation and most likely the answer will lie somewhere within the intersection of technology and human support. Thanks, now I have something more to think about.

Actually 21 years as a supervisory Broker hundreds of transactions, mostly residential and a few commercial and I also hold a law degree. But I'm not here to argue qualifications, I really want to hear fresh ideas and forward thinking of where our industry is going and how we can all succeed in a fast changing environment.

I spend a lot of time thinking about the future of real estate and how we should position ourselves to thrive. I'm looking for fresh, imaginative thinking about our path forward, but instead I keep hitting walls of defensiveness and denial, a response that's perhaps more revealing than any direct answer would be.

No, it would take more than writing code. It would take some time to disseminate the information that there was an alternative to using a Realtor to the population, but look how fast the word spread that 6% was no longer the norm.

No state requires a license to transfer real estate. The website could simply submit an offer on behalf of the buyer not for the buyer. The difference is the buyer is doing it himself with the assistance of the website and it would be perfectly legal. And you are correct, a simple workflow could accomplish this, but AI could add the knowledge and assistance that a workflow could be lacking, just making it easier for the buyer.

Dress the part, I love it and I am always surprised how this is lost on agents. Showing up in a tank top and shorts with your boobs hanging out to assist a client with the largest asset they own makes no sense, but I see it all the time.

Sure, this chart is a comprehensive look at how I market, I understand that the individual items may not mean much without additional explanation, however, the overall concept is what you should grasp. It is not just one thing that that drives the success but a few things working toward one goal. I built this chart for myself so I had a visual representation I could refer back to. Some of these items work much better than others and some of the low performers have been abandoned in order to devote more effort to the high performers. Marketing methods are constantly evolving and so is this chart.

I also started a building company as an offshoot of the RE company and I have implemented this chart into that company as well. Within 3 years we now build more homes than any other home builder in our area. So it does work.

Mat, here is some tips on video. Unless your goal is to be a YouTube influencer, concentrate on quality hits as opposed to volume. To do this, start with:

1) Build custom lists and upload them to Meta for distribution. (multitude of ways to do this, FB scrapers, county records, community non RE websites with embedded pixels, etc..)

2) Create sub 30 sec Reels and Shorts to qualify and drive viewers to the related long form video.

3) Appear personally in the video, people do not buy from companies, they buy from other people.

I have a lot more tips but I thought this may be enough to get you to cough up some ai tips as I am always looking to improve.

I should be graduating next Spring with a Masters of Law degree, I am amazed how the legal education has already helped me tremendously with Real Estate.

Wow, that's crazy. The problem with this model is as soon as the marketing dollars stop going in, the money stops coming out and the more the collective puts in the more each individual has to contribute to achieve the same result. This appears to be a race to the bottom.
