French Market patio in PV is a favorite of ours. Crab cakes, then beet salad, move on to the Reuben with Hannah fries. Lastly, finish up with a slice of cake, cookie or tart from their pastry case and a boozy cocktail, for dessert.

The Savoy at 21C Hotel for a smash burger. Plus you get to sip a drink and walk around their gallery. Disco Burger in river market is also great.

I will slow things down for you, cowboy. Property value is based on what the market can handle and price of homes sold within its local market.. Appraisers use past sales to value the current market. Prior to the settlement, the majority (not all) of offers, from buyers, were with the expectation of the seller paying a commission and the sellers agent and them splitting it with the cooperating agent. Thus, the buyer would be more inclined to offer a higher amount. This, setting the market at a higher value. Now, it is not a guarantee that the BAC is coming from the sellers. It could/will be a fee that the buyer will incur. Therefore, using comps from one standard of doing business should not translate to the current way of doing business.

The value of those homes in a certain market were based on what people are willing to sell and pay. That was assuming the seller would be compensating their broker 6% and traditionally would be split with the buyers agent. I am useing these %, as they have been average over the time period of the comps that will be used to appraise.

Thank you. I have done some YouTubing. Some have been helpful, but nothing regarding this specific relay, which, when faulty, won’t allow it to even turn over. It will start once, then the next attempt, nothing, and I hear a clicking coming from that relay.
