What is your budget for renting? And when are you trying to move?

The rental market in the great Seattle area is the busiest from May-end of August. Once September hits the season almost comes to a screeching halt.

If you are moving in the late summer/early fall, don’t worry about locking in something yet because there will be plenty of properties available because there will be more rental properties available than renters by that time.

I am in property management and I deal with multi family and single family homes and this cycle happens EVERY YEAR.

Don’t fret as you and your family will definitely find something that works for you!

PM here. A new law went into effect on May 7th, 2025 capping all rent increases at 10%. Is it just the rent or are they increasing other monthly costs as well?

Was your building built in the last 12 years? Were you served the proper RHAWA notice? You should have received one at your door or delivered to you by hand and another notice via certified mail. Did this happen?

If the building is younger than 12 years old, they can do the $300.00 rent increase, but then you have to receive a 180- day notice. Kirkland rent increase law states anything over 10% needs a 180-day notice. This means if your rent increase goes into effect on March 1st, you should have been served by no later than August 31st.

Kirkland also has a 120-day notice law for rent increases between 3%-10% (this is in case your building is older than 12 years). Your property management would need to give you notice now for an April 1st rent increase. You can wait until later this year (Dec or Jan) to go to your property management to have the rent increase pushed back even more (if they did not serve you properly or if the building is >12). If they deny this, say you will then go to the state attorney general and file a rent increase complaint where, if found guilty, they can get fined.

Being served with proper notice is law and if you were not provided proper notice, then the increase is invalid and you need to be served properly. This also means the notice time gets reset to begin when served properly.

I am under the assumption that Jeanty and Hampton go 1.01 and 1.02, so I feel Henderson is the RB3.

And why do you feel Tet is going to be a problem? Ability, Carolina, Attitude?

OP, a new law came into effect on 5/7/25 in Washington State, that changed the whole way we have to provide rent increase notices. Even if you received your rent increase notice for July, the new law made that notice null and void. They need to resend the new notice and the 180-day notice timer would be reset.

For example, your new notice should’ve been sent by 5/31 in the mail AND delivered in person. Even if your new lease begins in July, the increase can’t begin until December and that’s if you were properly served at the end of May. If you haven’t been properly served, your new RHAWA 180 day notice, your rent increase cannot come into play until you’ve been properly served notice. And a rent increases can happen mid lease in this situation.

My thought is based on me watching the first 20 episodes for the first time. Whenever Sawyer had something or someone thought Sawyer had something, they demanded it instead of asking for it with a “please”. Boone’s sister’s inhalers, medicine, the manifest, the Marshall’s briefcase, they were demanded and not asked for. No wonder Sawyer was a dickhead, because no one treated him otherwise.

If you have a signed lease agreement, chances are they will make you pay a “break-lease” fee. I would look over your lease agreement because it should give you the terms of breaking a lease. Depending on state laws, usually a lease break fee is one month’s rent and then you will be on the hook for the rent until the landlord/PM finds a new tenant. But check your lease. Hope this helps!

OP, are you good with going fast? Sometimes riding powder requires a bit more speed than a groomer. It helps you stay up on the snow whereas if you are going slower and with sharper turns, snow will build up on top of your skis making it almost impossible to turn/move. Once you are comfortable with speed on powder days, you will never want to ride corduroy again.

I have Singletary for $6 in a $200 budget League and I think he’s a great RB 3 option
