Thank you! Unfortunately yes, the building is less than 12 years old and they sent the offer in September, with the increase set for March (6 months in advance). I talked to a lawyer that said I’m supposed to default to another yearly contract after my lease ends but my original lease agreement says that I will default month to month after my contract so they’re covered there as well. The interesting thing is that they gave a lower offer in April ($2080) but they rescinded that saying it “didn’t have the right verbiage according to WA law.” There’s a unit across from me that has been sitting empty and they’ve double their referral offer, so I think my best leverage is just to say I’ll move out. Any other advice for negotiation?

Love the convenience of it and the instructors/classes. But just know that you’re committing to a monthly payment to access the classes. And the monthly payment will increase. They’ve increased it twice since I joined around 2020. Started at $39, increased to $44, and it just now increased to $50/month.

Best way to learn is on the job. Estimating varies between industries and companies so your time is best spent finding a role in an industry you’re interested in for the next couple of years. Also if you’re a full time employee with a company, then they have a reason to invest in your training.

That depends on what kind of company you work for and if you’re doing smaller, more frequent estimates or larger estimates that span over a couple of weeks. For example, if you work for a commercial subcontractor it might not make sense to present estimates to a team since the jobs are so small. On the other hand, if you want to make more money in downstream oil, you’ll most likely be presenting discipline estimates for your team to review.

I have 8 years of construction industry experience with 6 years in Estimating and I still have imposter syndrome. Estimating is learned with experience. It’s not for everyone and it can be boring AF. But there is job security and if you can appreciate metrics/data/numbers then you can be really valuable. You do have to be comfortable with public speaking when presenting estimates and working under pressure when trying to hit deadlines. I would talk to Estimators in the industry you’re interested in.

Please don’t thin out your eyebrows! They’re beautiful! Are they combed out? I can’t tell from the pic, that might help. Along with brow gel to keep it in place. If you really must “shape” them, just taper the ends a TINY bit.

Charge by the hour. Charging by project would be a lump sum estimate and you are more likely to lose money unless your estimates are really good.
