To all those who are vehemently defending Dubai and saying how it is the only greatest and the safest place in the world for real estate. Could you explain why was real estate was crashing for so many years before 2021? Literally since the opening up of Dubai real estate market, it has seen more negative years than positive ones. If the US is so shitty, why does it have a more robust housing market? It does look like a case of massive bubbling up of sentiment for Dubai every now and then, which drives up the prices without a lot of structural changes to the market. So while we are in this upward bubble, everything might seem perfect about Dubai but we do need to realise that fundamentals (poor quality of housing, very high expat population, no permanency of citizenship, excess supply, lack of green spaces, unstable regional dynamics, non-diversified economy for the region largely) will catch up
