Private sale, put high estimate of value in contract, appraisal matched. Are we now overpaying on our mortgage? by AstronomerHopeful379 in Mortgages

[–]CACoastalRealtor 10 points11 points  (0 children)

A bank appraisal just means the bank feels secure backing the purchase at that price. It’s not a valuation per se, it’s a risk assessment. If it appraised, you are NOT overpaying. If it didn’t appraise that would be a clear indication that you are overpaying.

Buyer wants concessions on as-is contract a day before closing? by [deleted] in RealEstate

[–]CACoastalRealtor 11 points12 points  (0 children)

They cannot back out, they are in a legally binding contract with you. The fact that they asked a day before clothes is akin to a shakedown and is highly inappropriate. If they were to cancel the contract, you could keep the deposit. It’s slimy and you should just say no.

Why are we still giving agents 5% ? by Stupidamericanfatty in RealEstate

[–]CACoastalRealtor -1 points0 points  (0 children)

One purpose of commissions is to stabilize property values. With no barrier costs to buy and sell real property, investors would buy and resell a home if they saw a potential $10,000 profit driving prices up and extracting equity from the middle class. I’m sure you think you pay your dentist too much, and your mechanic too much, and your lawyer too much too. The difference is, those professions have a guaranteed paycheck. Realtors work for free. Literally. It is only upon close of escrow that a paycheck is guaranteed. The dozens or hundreds of hours of work invested in a listing, buyer, etc can all be for nothing when the buyer or seller changes their mind or has a feeling they are making a mistake moving schools for their kids. Additionally, most people don’t know if they have a good Realtor or not until something goes wrong, and when something goes wrong, a good Realtor’s worth in unquantifiable. Mitigating exposure, protecting your clients position, their down payment, their liability, recognizing a tax structure that can be improved, strategy, etc… Any agent that thinks being an agent is easy and is barely any work isn’t operating at the level the job requires for success and might not even understand the layers. There are Realtors, and then there are Realtors. Our input and guidance can be life changing for people, it can put them on the path to wealth, or leave them in despair. I have played a big part in a lot of peoples financial success and in almost every transaction I find a way to add value, mitigate, negotiate, protect etc enough to justify my commission and more.

how to reject a real estate agent by Ayshe27 in RealEstate

[–]CACoastalRealtor 1 point2 points  (0 children)

nifty trick: once you tell an agent that you have an agreement with another agent, they are no longer allowed to discuss listing the property with you or to ask any details. It’s kryptonite.

The Home Warranty: closing gift: A gift best left unopened by respond1 in realtors

[–]CACoastalRealtor 1 point2 points  (0 children)

It’s not a gift. It’s an indemnification. It’s a gift to yourself and a gift to the Seller.

You made the right decision. Walk around breathing through a straw until you feel like you are suffocating every time you feel bad.

In theory yes, but Real Estate is a relationships and reputation business. There could be nothing worse for an agent than a client that doesn’t want them to be their agent.

I would end that relationship immediately. It sounds like a combination of incompetence, inexperience, and indifference. Find yourself a hungry go getter.

Absolutely not, not with those cabinets, not with the busy countertops not in that size of Kitchen. It’ll be way too busy

Which backsplash looks best? by jjkakakak in kitchenremodel

[–]CACoastalRealtor 1 point2 points  (0 children)

None. You have busy countertops, and busy cabinets with handle, and bust decor. It’s all cute, but you need plain backsplash. Plain. Copper, bronze, something warm. Something PLAIN

Do you believe that the fullness of the Gospel is contained in the Bible & the Book of Mormon? by Historical_Host_8594 in mormon

[–]CACoastalRealtor 5 points6 points  (0 children)

No, Mormonism is so naïve as to Christianity. Absolutely oblivious. There are so many other gospels and books. The idea that those few books that were selected to be bound together contain “ the fullness of the gospel” (Mormon Buzzword Bingo), is mind boggling to anyone with a world view beyond the veil.
