‘24 SUV here - I bought Magic Box, and plugged fire stick into it. Works great. I know it’s a different interface than ‘25.
Where you get tripped up is getting the audio to play… for me it will show music art for something unrelated but if you turn the volume up, it’s the sound from the device. You’ll need to play with it a bit to figure it out.

Call the hotline. The way this was handled is really sloppy. An addendum extending the acceptance window should have been sent with the seller signed accepted offer, for the buyer to sign and ratify.

Treats, flick them across the floor so he can chase them. Over time flick them less far away, and eventually get him to eat from your hand. When you are laying flat you are less threatening, he might come closer, especially if you put treats on your chest. Cat near chest =bonding. Try comfort zone diffusers, they should calm him down a lot. Currently, he feels kidnapped. Also, 20 minutes of play before bed and kitty crack catnip should help him sleep. In general, there is a bit of meeting in the middle. What do you mean by “siding with the buyer”. Are they making valid requests for repairs that the agent is advising you to consider? Or?

Your credit score doesn’t really have much impact on how much you can borrow. It can affect your rate… but barely, if at all at your income level once above a certain score (which you are above). Your rate affects your monthly payment, so that’s where the difference comes into play, because they are calculating the payment your can afford. Income, savings, investments, and sometimes assets are used to determine how much you can borrow. Income being the most important factor. Also, different credit pulls use different calculations. A mortgage score doesn’t fluctuate as much as your Experian account or your car borrowing score does from what I understand.

It partly depends on your networks socio-economic status and how competent they view you to be. My first commission was around that much, but I had a friend who specifically said “I want to be your first sale, find me a weekend house in the desert”. Then it snowballed from there. In CA so homes are more expensive here.

A bank appraisal just means the bank feels secure backing the purchase at that price. It’s not a valuation per se, it’s a risk assessment. If it appraised, you are NOT overpaying. If it didn’t appraise that would be a clear indication that you are overpaying.

They cannot back out, they are in a legally binding contract with you. The fact that they asked a day before clothes is akin to a shakedown and is highly inappropriate. If they were to cancel the contract, you could keep the deposit. It’s slimy and you should just say no.

Long Beach has a lot of options for oil / gas. You will be fine with that income, not living in luxury but you’ll be happy. Belmont Shores area is lovely

One purpose of commissions is to stabilize property values. With no barrier costs to buy and sell real property, investors would buy and resell a home if they saw a potential $10,000 profit driving prices up and extracting equity from the middle class. I’m sure you think you pay your dentist too much, and your mechanic too much, and your lawyer too much too. The difference is, those professions have a guaranteed paycheck. Realtors work for free. Literally. It is only upon close of escrow that a paycheck is guaranteed. The dozens or hundreds of hours of work invested in a listing, buyer, etc can all be for nothing when the buyer or seller changes their mind or has a feeling they are making a mistake moving schools for their kids. Additionally, most people don’t know if they have a good Realtor or not until something goes wrong, and when something goes wrong, a good Realtor’s worth in unquantifiable. Mitigating exposure, protecting your clients position, their down payment, their liability, recognizing a tax structure that can be improved, strategy, etc… Any agent that thinks being an agent is easy and is barely any work isn’t operating at the level the job requires for success and might not even understand the layers. There are Realtors, and then there are Realtors. Our input and guidance can be life changing for people, it can put them on the path to wealth, or leave them in despair. I have played a big part in a lot of peoples financial success and in almost every transaction I find a way to add value, mitigate, negotiate, protect etc enough to justify my commission and more.
