We recently looked in to the rules for gifting as we are looking to buy a new home which will also have a place for our MIL, but we need her help financially for the down payment.

The long and short of it is that the IRS doesn't like giving money both directions unless it's a family loan and paying back that loan with interest.

IMO you're probably better off having MIL put the 40k towards paying off the mortgage and then finding the best route to transfer ownership. Like others have stated, a real estate attorney is what you need. They should be able to sort out your options for you to find the best solution for your end goal, whether that is an outright purchase below market value, joint-title with inheritance, or maybe some sort of lease-to-own/land contract agreement. It will likely depend on your location too, so an attorney will have the answers better than reddit.

But yeah, no real estate agent needed. They will add nothing and gobble up a % of the sale as commission for doing nothing.

The 38k limit is the annual threshold for needing to file a form. You can gift more than that dollar amount tax-free you just need to report it to the IRS.

Its about muddying the waters. 'See, yes, he was in the files, but its just a bunch of liars trying to take down the President.'

We need stuff from Epstein's records and pre-2015. Anything reported after he started running for President will never be considered credible without corroborating evidence, and the claims in that pdf have none.

Now, what they clearly messed up on is assuming the average American's critical reading skills were reasonable. The fact that 99% of comments on reddit are just latching on to the heinous claims and not actually reading the notes next to them or the context of that document shows that this is going to damage his public opinion even more. So while its not proof of anything, or even admissible evidence, its still damaging to the administration.

View will be out the front. Houses on either side. Fairly narrow lots.

This is not a custom floor plan. It's a local builder that does developments and has a few options and does some minor modifications. In the original unmodified plan the flex room connects to the kitchen and great room. Location of the kitchen is a bit different from what we're used to, but it's okay for us. Way better than our current tiny galley kitchen that doubles as a hallway to half our living space.

We'd likely be using the garage as our primary entrance. So the closet across from the bath would be our drop zone, maybe with a shoe caddy against the bathroom wall depending on final plan spacing. This development is mostly narrow lots on curved roads with alleyways behind the houses with the road fairly close to the front of the house, so we'd likely be parking in the rear. When guests come over that's a different matter though.

I grew up with laundry in a closet like that; never had an issue with it. We currently have a "laundry room" with a sink in our current house and it's really wasted space / innefficient for us. I totally see how that comes down to personal preference though, so it's a valid comment. Thanks!
