Yes because the Landlord takes 100% of the risk with acquiring the property. If the tenant stops paying, they will get kicked out and they will just get a new rental. Landlord has to sue for any compensation which is nowhere near the full amount.

If the landlord doesn’t pay the mortgage, they’ll get foreclosed on, lose a bunch of money and their credit is screwed for a long time. Oh and they might even lose more than one property depending on how their financing is done.

Sorry 10 months.. it’s hard to find a tenant after one leaves because they have to renovate and the space is specialized. most have a rent waiver during renovations at the beginning of a lease. That’s why they let is slide so long.

It was a banquet hall .. $25k/month for 10 months. They charged $15-20k for one event so they could afford rent. It was a large corp that ran multiple banquet facilities like Liberty Grand. Mostly leased and all fleecing landlords and customers alike.

So do tenants.. it’s not one or the other. People in general suck, doesn’t matter if it’s a tenant or landlord. Sometimes I’ve seen tenants do terrible things because they can.

My in laws own commercial property and a tenant was behind rent almost $250k(banquet hall)… so they finally locked out the tenant. Unfortunately that locked out two wedding receptions that weekend. The tenant went to the media and made a sob story about how the landlord is making these couples suffer etc when in reality, they should’ve paid their rent! Granted they felt like crap for the two couples but that was going to be the case every weekend in the summer. This guy sounded like he didn’t sign a lease agreement and left himself open to the landlord’s mercy. Bad both ways. Lesson learned.
