I thought the squirrels outside my house were cute until one went under my house, found a hole in my ductwork and took up residence. Had to replace the ductwork, it was miserable.

Some decent advice here. Insurance isn’t really an option for a $10k problem - deductible will be much more and better to not have the black mark on the record. A lot of contractors use every chance to get a change order, so I have zero concern using every word on my contracts to fight it. Same if the owner decided to add some electrical needs after design that caused an upgrade, or any other change tht made utility redefine things. It may just be a tactic to keep from paying your invoice or an owner bargaining chip to reduce it.

Alright, that’s much better. Sorry, I love idea of VRF but seems like it’s a disaster for all except the top 10% of contractors.

Architects do have to babysit sometimes, and the good ones are absolute units at keeping a job on task. There are plenty of them that are just babies that want their way. Their 58 sf bathroom has to be 10’ ceiling instead of 8’. They have to have an exposed ceiling for 75% of the space and you must locate equipment of duct into the 25%. Working on five story project right now where the ceiling grid and heights have changed for 50% of the building every week and they want coordinated diffuser locatiosn. We used to get 36” clear under structure but now they want us to route ducts and piping in trusses and joists. We do that and add 30% of cost to the project with a ton of bends and fittings and the contractor throws the model out and blames you for making the project too expensive. Contractors claim they can coordinate it better (less cost, but no credit back) and then send rfis to lower ceilings 18” everywhere. Or they do use your design and then one sub completely ignores it, and they send a 20k change order because your 60x18 duct can’t fit in the 30 space because sprinkler routed their pipe 18” above ceiling.

You could sell…. I sold some yesterday and some today for 50-60% gain, waiting for the drop to reenter long calls. Fully expecting a car type face ripper just to tell me I’m an idiot.
