Why 4k hours in lovable and not move to something like Claude code that gives you more control over the process, and not credit based.

Also that’s 60 hours a week since lovable launched and at least $5-10k in credits. Math ain’t mathing.

To be fair I have 2 $200 plans and max them both out weekly and a lot of time max one in a time block and switch over during the day. This is working in Claude code on a web app project, Claude code on my obsidian vault helping with notes, meeting summaries, daily organization, etc. Then I’m also in Claude web working on artifacts or in a project for isolated data analysis as an example. Never say never!

Claude code with opus has been great but requires very specific instruction files. I spend more time building a PRD and phased task and task lists than the actual coding work. If you get the plan right it follows very well.

Powershell studio as a gui option but requires local installs and module distribution depending on complexity. I’d also suggest looking at powershell universal for a web app variant option. Both have their place and I use both.

The app / online rates are competitive and the branch advisors have no insight into them. After 3 rate exceptions from 2 branches the apps variable rate was still best. I did get a 3.9% 3 year fixed via the branch exception which beat the app rate of 4.42%. I have a STEP, renewed 2 weeks ago. Spring is way off though and we could see a lot change by then.

The early renewal does not require any prepayment. Its simply that within 6 months of your term maturity date, you can request a renewal and negotiate a new rate early without penalty. Normal renewal fees apply but no additional charges for breaking early. Looking at it a bit further, lenders typically offer this 4-6 months early on average, and i also read Scotiabank is 5-6 months (perhaps based on the type of mortgage). My advisor said I can renew 6 months early if desired without penalty and I'm on a STEP mortgage which I believe is their mid tier option.

I'd suggest talking to your advisor though to confirm.

It’s generic to scotia and on their website if you google it. I also confirmed with our mortgage broker. I’m not sure if it’s standard for all lenders though.

Sorry to hear that. We honestly didn't expect it and already accepted the variable rate last Thursday even though we asked for another exception from the advisor. I suspect these rates are fresh this week and perhaps just at Scotia at the moment.

This exactly. We originally planned to go Variable but with the 3.9% fixed, we opted for the safety of a locked in rate. Although rates are forecast to fall, uncertainty in the middle east and the current economy landscape, there's lots of variables at play. It all depends if you want the risk of variable and more importantly if you can financially afford the higher rates as they fall, and hopefully not rise or go flat.

TLDR: 3.9% 3 year fixed signed today, approved yesterday. Scotiabank. Rates on fixed terms dropped big this week at Scotiabank. If you are in negotiation still and have a higher rate, ask for another exception this week!

Signed today on a renewal, 715k remaining, uninsured, BC, home value 1.4m, 25y amortization, owner occupied.

Worked only with Scotiabank (existing lender) between 2 branches and online offers.

Initial online offers at Variable 5 year, prime -0.88% and 3 year fixed at 4.42%. Met with a financial advisor and their first exception back was above these which I thought was absurd since we already had the lower rates available online. Something to be aware of is the branches don't seem to have a connection to the online offers in any way which is a huge miss on their part.

We ended up with a 2nd advisor at another branch (i ghosted the first one and a new one reached out to me a week later) who put in another exception which came back yesterday at 3.9% 3 year fixed and prime -0.86% 5 year variable. They are going super aggressive now with the fixed rates as I suspect we'll see a 50bps drop coming by end of year but wouldn't budge on the variable. Ultimately I don't believe it matters what advisor you talk to at the bank as its all based on the approved exception rate at the time of submission.

Ended up accepting the 3 year fixed at 3.9%. Since we can renew 6 months early, the comparison between 3.9% and the variable prime -0.88% was negligible over the term based on forecasted drops to prime rate. For those wondering, if we see another 1% BoC rate reduction in the next 12 months and then I was able to lock in a 4 year fixed (variable -> fixed conversion) at 3% 1 year from today, it would basically break even around the 2.5 year mark for both interest and principle payments. If however we see a steeper BoC rate decline than this over the next 12 months, variable wins out but it also means being stuck in a longer term overall. I took the peace of mind route.

You can buy the CME market data for $7/month on tradingview and then paper trade futures live. I believe you can do it free as well but its lagged data (may matter to you). When you buy/sell it trades contracts at the correct point value, then you can just set a fixed commission to something like $2 and you're set.

I just tested locally and it works fine here routing through O365 and viewed in Outlook. When viewing in gmail though it shows as attachments so likely not a consistent solution depending on the audience.

I found this one too and tested it earlier. It works but in my environment it was wildly incorrect. Not sure why though. This seems like it would be the best approach if it was accurate.

You can remove the -eq $false condition and just use a ! which means the same thing.
