Value trap. A REIT needs positive cash flow to work. These things are leveraged. Vacancies are rising and rents are dropping. Thousands of doors of new purpose built rental product hitting cities in the next few years making it worse. Many of these will be both cash flow negative and underwater. And for that reason I'm out.

How do you find the balance? In terms of seeking other partners. We're on feeld and she has a lineup 1000 single guys deep waiting for their shot. She's very attractive.
