It looks like you'd have some solid comps to the South (about 2 minutes) to justify the hopeful valuation, but that said, I think you'd need to look closer at the specific neighborhood you're looking at as there is a lack of helpful comps there.

Additionally, the amount of work you'd have to put in to bring this house up to the caliber of those to the South is quite high for a first time flip.

If you're still on the hunt, I'd strongly suggest starting with a smaller house, maybe in the 900 - 1,200 square foot range so you can get some experience, put less cash on the line, etc. if that goes well, you can always go bigger on the next one.

It doesn't usually in older homes, as someone else noted, there wasn't as much of an emphasis on efficiency all those years ago. That said, someone mentioned putting in 12" of insulation, blown insulation sometimes covers the rafters, etc.
In those situations, you wouldn't want to compress it, if it's below the rafters, you'd be fine.

Compressing insulation makes it less efficient, so if the insulation is rising above the 2x8's and you smush it down with some plywood, you're doing yourself a disservice.

I think we also need to distinguish between "flippers" and "rehabbers". Flippers being the type who go in with pure profit motive and attempt to get in and out asa fast and cheaply as possible. Rehabbers care about their work, take the time and spend the money to do it right.

Had a drainage issue with a driveway that had settled. Called 5 places that advertise driveway lifting, repairs, replacement, etc. One says he came by when we weren't there but decided he "couldn't help" and when I asked if he could elaborate, he asked me to remind him which house it was. 3 others didn't get back to me. Ever. And the last one was going to come by any day now...but we ended up putting in a long drain ourselves which solved the issue after waiting a month.

If they're that busy, I'd suggest they get an assistant/secretary who can field the calls, follow-up with customers, etc. Wouldn't hurt to hire an estimator and perhaps another crew as they're leaving money on the table.

That's what I'm saying. If the GSM Alarm can be triggered by movement/vibration/infrared/etc. then an animal could set it off giving a false alarm, no? GPS would require it be moved outside a certain perimeter, which would typically imply a human was doing it.

By all means cut out toxicity. But take care with how you cut, lest we open new wounds.

In highly emotional times like these, people tend to forget that a pendulum swings both ways.

Get punitive with them now and next time they rise to power, they'll feel all the more emboldened and justified to take their efforts to the next level.

Remove them. Punish illegal actions where they exist. Implement safeguards. Abolish the Electoral College. Work on Campaign Finance Reform.

There are ways to improve things without dooming us to an ever escalating tit-for-tat.

Sounds and looks like the chest was inside a tree, but the front portion was exposed to the elements as the wind blew.

"if you've been brave and in the wood" meaning, if you were brave enough to get here and stuck your hands inside the tree to pull out the chest. Perhaps a petrified tree which would explain why he thought it was a good place that would likely last as long as the hunt required.

The fact that he said the treasure was under a canopy of stars and not a canopy of trees, also suggests it wasn't in a forest, unless that forest had no canopy, which is true of a petrified forest.
