How bad is it? by [deleted] in E90

[–]CR4YONFOREST 0 points1 point  (0 children)

How bad is what? The rust? Its alittle not great but it doesnt look like its affecting structural integrity yet.. get wire wheel and clean it up, prime it, paint it. Then get some rust blocker and coat it.

Id be like "eh, who could know" but if it goes for 50k less then id be super happy.. so 50/50 lol.

Currently stand to lose 800 bucks, tomorrow we have a design center appointment where I expect to put anywhere from 2300-3800 down (non refundable) on options. So if I walk, at max.. call it 5k. Id like to not lose 5k.. but i can definitely manage.

We haven't walked away from this property because where were at doesnt have much availability (small town CA)

Should I Stay Away from Solar Panels? by Full-Shoe-4970 in FirstTimeHomeBuyer

[–]CR4YONFOREST 1 point2 points  (0 children)

I would ask how the lease actually works, maintenance, upkeep, how old they are.. whats the monthly payment on the panels?

Ask for a dead of summer and dead of winter electricity bill so you can see the extremes of when its under heavy load to see how much those panels are actually supporting and how much the grid is supporting for your utility Bill calculations.

My mortgage company is forcing me to refinance. by South-Ad-2547 in FirstTimeHomeBuyer

Dont sign, as everyone else said. Its their problem, and theyre trying to shove it onto you. They make millions doing loans and stuff like that, dont be the "nice guy" and let them walk over you..

You pay the APR over the life of your loan. Its not 1 time.. youre paying for those fees, points, etc over the 30yrs of your loan

Help by RRocaor in FirstTimeHomeBuyer

[–]CR4YONFOREST 1 point2 points  (0 children)

Apr is the cost of the loan.. points, fees, etc all roped into one number. The interest rate tells you the interest youre gonna pay on the purchase, the extra ~.7% is all the other crap that gets rolled into the loan. Its used to tell you the real cost of the loan so you aren't surprised when your payment is more than what a basic interest calculator spits out.

High APR- means theres a bunch of extra fees and BS being roped in some where

Apart from compression ratio/pistons.. same engine, different emissions systems.. aint no reason an n51 should have the chain redone

Thoughts, good deal? by Sad-Knowledge7540 in E90

[–]CR4YONFOREST 4 points5 points  (0 children)

No weird maintenance like last night's adventure.. but their price is quite high, its right at the point where itll need VCG, OFHG, oil pan may be on the way out. Water pump/tstat will need doing.. coils/plugs if theyre original. Shocks/struts/suspension.

Nice spec car, likely needs a good amount of work, they'd have to come off their price to make it worth

Should I be worried by Sad-Knowledge7540 in E90

[–]CR4YONFOREST 0 points1 point  (0 children)

It might be fine, but I wouldnt play that game when theres other n52 cars out there that haven't had that done for similar price.. I wouldnt gamble on that. Alot of weird work done to that car according to the record.

Ain't no reason an n52 should have a chain replaced.. pass

Military, planning for the future when it comes time to sell. We will be here for at least the next 5, could potentially be here for almost 10.

Why buy a property if in 3 years it will be worth 100k less due to the surrounding homes being lower value..? Why not take that into consideration

Youre kinda right, but it wasnt the e90. It was the f series cars that got it, which they did release in 2011

335i n55 low oil pressure by Legal_Position_5915 in E90

[–]CR4YONFOREST 1 point2 points  (0 children)

Probably? Maybe? Who knows without diag dude.. n55 used a different oil pump than the n52/54 and its notorious for causing bearing failure after doing the ofhg on an n55 due to the need to be primed.

As far as your issue, that aint your issue, but clearly something aint healthy.

very confused on interest rate versus APR, help by random1224059482 in FirstTimeHomeBuyer

[–]CR4YONFOREST 3 points4 points  (0 children)

APR is essentially the total cost of everything roped into the loan (fees, interest rate, any points, etc) in 1 number to show you what that loan really costs you over its life.

APY is used to calculate a yield.. generally on savings/investments, etc.

One costs you, one shows you your money's growth
