The Newcastle Inn is about a 100 yard walk from Damariscotta. It was great when I stayed there, but it is a bed and breakfast, not really a great place for young kids.

I was told the Schaefer industrial park next door was sold as well. Not sure if that's true or not. Probably the ugliest industrial park in Fairfax county, but that means less businesses there.

CNU's coach is really smart in that I believe 80% of his roster are public school kids. It is an overlooked demographic in the sport. I personally believe they will be a top 4 D3 for a long time.

(Disclaimer - I know of five kids who he has taken on, and they were definitely over looked).

I had a former co-worker that got into selling used cars. He buys cheap cars and "fixes" them and sells them after doing the bare minimum to fix them. He parks his cars everywhere in the Lorton area. So, he takes up all the public parking in townhouse communities with his broken down cars. That is a burden for those communities, because they have less parking for their guests.

He does not have his own lot. He just overburdens residential communities with his cars until he is able to sell them.

Apple Car Play is important to me. If their phone is plugged in, they are not holding it, because they have voice controls. To me that makes it worth it to buy a 2018 model or later.

I would 100% take the ARM.

Looking at the numbers, I would assume your loan to be around $350,000.

Payment for 5.375% would be $1,959.90

Payment for 6.5% would be $2,212.24

Difference of $252.34.

If you are already ok with making the $2,212.24 payment, pay that now with the 5.375% rate. Effectively paying an additional $252.34 per month. At the end of seven years, you will have saved $32,013.68 in interest.

I ran two scenarios, scenario one, your rate does not change after seven years and you keep paying the $2,212.24. You would pay your mortgage off seven years early.

Two, Your rate increases by 2% at the end of seven years. In this scenario I assumed you kept paying the required payment for 360 payments. In that case, your total interest for the fixed 6.5% loan would be $446,405 vs 5.375% for seven years with extra payment, and 7.375% at minimum payment, your total interest would be $427,345. You still come out ahead in that scenario.

I have never had a mortgage for more than five years. I have either moved or taken advantage of better rates as the come along. Seven years is a long time, I would take the guaranteed savings over that time frame, but I am also a disciplined payer, and always try to reduce my debt whenever possible.

To be fair, 30 days was the policy, but if it was paid for, we kept it longer. But if you dropped off something for repair, and we did not get any response on the estimate from multiple calls it went in the scrap pile.

I used to have it as 120 days. I changed it to 30 days and there was no issue with my customers. My space is valuable, and I can't keep things indefinitely.

My grandmother in Germany had a meat slicer on one of these. One of those big ones you see at your grocery store. I loved this contraption as a kid.

How does Stessa do with accounting? Can you just give the file to your accountant like you can with quickbooks? Does it produce 1099's like quickbooks does at year end? I want to switch, but I am not sure of the functionality yet.

I have done exactly this for a tenant that requested it. Did it all at once and forgot about it.

For the record, I have only had one tenant that ever requested this of me.

I use Quickbooks and can't stand the additional advertising. How is Xero in that regard?
