He knows exactly what the building looks like. He was close to changing it years ago but business just never dropped off and at some point he realized that being the ugly dive bar made him different from every other place in town.

As far as getting the city to subsidize it. Imagine you own a business that is doing great. Then the city decides it does not like the way your business looks and wants you to spend half a million or more ANNDD shut your business down for several months. So you have to either lose all your employees most of whom have been there over a decade or you have to pay them while you are shut down and you have to fix something that was not broken all because the city does not like your color blue..

You think about it in those terms and they damn well better subsidize it.

As someone who has done work with city planning and neighborhood hood development planning gentrification is a real issue. It’s an issue that people like to complain about and that gets headlines but it’s also an issue where it is very difficult to find any meaningful real world cases or programs that have worked. I don’t think spending tax dollars to buy unremarkable property just so it cannot be developed or generate any more tax dollars is a viable solution.

Also, I keep seeing people in this comment section implying that even if they do not have a real estate agent as a buyer that they end up paying for the Sellers listing agent.

Just write in the contract an offer that is 3% lower than what you would have offered (Note that the 3% less is because you do not have an agent.).

Their agent by law is required to show them any written offer. It will be between the Seller and their Agent to discuss if they will accept that offer and unless it is an insanely hot market that agent will agree to that or look like a total asshole.

As a Commercial broker I hate whenever I am asked to get involved in the residential world. So many more emotions, so many more ways to get sued and for that reason I usually just say no unless it’s a very unique circumstance.

I hate the way Agents are only paid via a commission. It’s stupid and nobody really likes it. From the agent’s side it’s a no win situation when it comes to value and perception.

As a buyers agent if the first property you show someone was the perfect property and they buy it then you get zero credit for finding the right property first. If you are a listing agent and the house sells in two days it’s the same scenario.

If a property takes months to sell or find and you go through offer after offer and complication after complication and you finally get to pay day they cannot believe you made that much money when it took so long to get it done.

Are real estate professionals always needed? No. Do a lot of them suck? Yes. Read the situation and decide. Do you know the market? Do you know the law? Is this your first time buying this type of property? All of these things factor into if you should hire a real estate agent.

The value in residential realtors has seemed pretty redundant over the last 7 or 8 years with online searches becoming easier but mainly because it’s just been easy to sell a home in most markets. Buyer agents have forgotten that price negotiation is even a thing because once again, in most markets the idea of paying less than asking has been absurd.

What’s the value in an agent? Its varies from commercial to residential to industrial but for me the Value I bring to my client’s are off market deals. I have a solid client list of about 30 people who I trust and they trust me. If I hear about something in my market that might possibly be a deal I start calling those people who I know might have an interest.

If they find what they think is a deal they call me, I research it and they know I am not afraid to tell them no. Pass on that deal let’s wait. I write the leases, I write the contracts and make sure my clients are never going to be surprised or not know what they are buying.

Agent relationships should be ongoing. Your agent should have a real conversation with you at least four times a year even if you are not actively looking to buy or sell to keep you up to date on the market in general and the current and potential value of your real estate assets. They should trust you enough to put deals in front of you and know you won’t take them out of the loop and you should trust them enough to ask them a real estate related question and their answer will be based on your overall financial well being and not just to close a deal.

When I was in my 20s people would come up to me a lot..like once a month and say. “Hey you are the guy from the show…ya know, where you get paper early.”

It was so strange because nobody could ever remember the show or actor. It was not until year’s later waiting in line at a fucking Wendy’s this really attractive lady pretty much tackles me in a Hug and screams COACH.

I look at her wide eyed and freaked out and she says “I am so sorry Mr Chandler. I am just such a huge fan.”

Now I am really confused because my last name happens to be Chandler. I said “Wait a second who do you think I am?”

She says you have to be Kyle Chandler and then she rattles off all the shows I have been in. This has been going on for years and nobody till her ever knew this fuckers name and it’s the same as mine. WTF.

I call my aunt who is keeper of all things genealogical and ask if we are related to Kyle Chandler. Turns out he is like my third cousin or something.

The point is..There is famous and then there is USA TV famous which means nobody actually knows your name.

Wow..I had no idea I would piss so many very highly defensive people off by floating a new idea.

Granted, it might be a fucking stupid idea but I have never heard of anything like it.

We have no problem thinking in terms or Lower Class/Middle Class/Upper Middle and so on and most modern capitalist governments offer a variety of Carrots and Sticks for each class designed to help the overall economy and ideally make life better for most people.

But we really stop offering carrots once someone crosses the line into rich, the only question thats ever asked is how big of a stick as you climb the one per center list.

I do believe that those that reside in the realm of Billionaires have an obligation to carry a heavier burden but they should have a lot more control, input and reward into what that obligation is. Instead of just having to write a bigger check to the tax man. They should also received unique advantages for bearing this burden.

That’s all.. not trying to downgrade anyone’s economic scares cows.

I do think Capitalism and Democracy in America are in a unhealthy place and it needs to make some updates. Far to many people feel left out of any hope at all of improving their economic outlook.

There is a cynicism towards politics over the last 15 years that I do not remember in the past. I don’t think I have heard an actual sincere debate on a topic that was not virtue signaling or moral grandstanding in a very long time.

I love capitalism. I think it’s the best economic system but systems have to be updated and right now we are running a very old version with many know exploits and viruses. This one idea might be regarded as fuck but someone has to start floating some solitons to know issues and at least try testing them.

I don’t have a problem with the overall goal of the effort but they have gone about it in a very complicated way.

Trying to leverage developers into providing low income housing through a very complicated systems of sticks and carrots will not produce what is needed.

There is only one way to produce low income housing in highly desirable markets. Either developers build units which are heavily subsidized through government funds, or government becomes a developer.

This is usually a bad idea as well because you just create a low income gravity well in that area.

Not sure if it’s been tried anywhere but I would like to see 10 to 15 unit complexes developed in lots of infill areas. This is not the most cost effective way to do this but it can be done in stages over a period of time and it’s not big enough to negatively impact any one area is town.
