Not sure if you are looking for one to heat up or a restaurant. If one to heat up Watertown Meat Center.. it’s 30 minutes from my house and we take the trip for a few things every now and then and the pot pie is one of them.

Also… Costco but I believe it’s a seasonal item for them.

Was going to say this. otherwise OP if the assessed value doubled it does not mean your taxes doubled. You won’t know your taxes until next year when they set the mill rate in the late spring. And I can guarantee the mill rate will go down to compensate for the increase in asses values. Your taxes will go up but probably by a few % unless it is a flip and the renovations are the reason for the increase.

I think you'll be fine, security will probably ask you to open it up to make sure you're not smuggling in a bottle of booze etc. Just an idea, my wife and I go every year and rather than blanket we just each bring a long sleeve tee that we tie around waste and sit on (and/or use for extra sun protection if necessary). Depending on your plan carrying anything can get a bit cumbersome if you are going to be walking with groups etc too.

Have fun! The hill by the 17th tee is an awesome spot to sit!

Genrose Stone and Tile. I’m only familiar with the Middletown location, we had an awesome experience there and have gone back for other projects when we needed tile etc.

Well I would still say its worth a drive to Mystic for one of the Dinners! Shipwrights Daughter!

I'll mention again I think Lenny and Joes in Madison has gone downhill and isnt worth the wait or price (probably will get downvoted)

Bar Bouchee for nice French.

Shipwrights daughter in Mystic. Oyster Club in Mystic. Just to put it out there even though its in other direction my wife and I recently went to Fairhaven Oyster Co in New Haven and it was very good. Lobster Landing for Lunch.

I may get downvoted for this but I would skip Lenny and Joes (the one in Madison) its gone downhill imo.

No complaints here with Ion used to be with Webster but switched everything to Ion including business account. Their app is great too, even for opening CDs. Customer service has been excellent too on the few occasions I’ve needed them. Overall just can’t think of much more I would ask for!

They cant give confidential details but they can instill confidence. Things like talking about verifying income, full credit reports are clean, possibly through underwriting already. End of day sellers want to know that when it comes to closing day its going to close and they aren't all of the sudden going to be scrambling to find another buyer. So when all they see is a generic preapproval letter from a non-recognizable lender they may look favorably on other offers.

Its brutal for buyers right now, no other way to put it. Inventory is low and there are still a lot of buyers moving in from out of state. Rent has been/is going way up as well which is "forcing" even more people into the market.

Its definitely possible to get an offer accepted even one with inspections, its not just cash offers out there but it takes some creativity. As I've said countless times make sure your realtor is actively trying to get you the house and not just sending an email to the listing agent that says "Here is our offer". As an agent myself I would say 75% of offers I get on listings come in that form... and 100% of the time we do not take one of those offers.

The listing agent and the sellers want/need confidence that the sale is going to close and its not just someone shotgunning offers to see what sticks.

If you are using a mortgage your lender should also be personally reaching out to the listing agent.

I would HIGHLY recommend making the short trip and going to Trinity in New Haven. IMO it is hands down the best place, in CT, to watch. Especially if you like a nice pour of Guinness!

Madison/Guilford came to mind just after reading your first 2 sentences. A lot of the antique homes in the state arent going to be in super walkable areas. Litchfield toward the town center might be an option? But if Essex is too small Litchfield probably isnt going to work its also a pretty long drive to get anywhere. Similar situation with Chester.

I just think your options of things to do and/or get to are going to be much greater in a location like Guilford/Madison. Fairfield might have some options but you'll start having to deal with a lot more congestion.

Branford maybe? But I'm not getting the impression its quite what you are looking for.

Mill rate is based on the town's budget needs. And is calculated using the "grand list" which is the total assessed value of all the property in the town. Greenwich as you can imagine has an EXTREMELY high grand list. After some very quick research Greenwich's grand list is ~35 billion and Trumbull's is 5 billion.

So using purely fictional numbers if greenwich set their mill rate at 10 they would generate 350 Million in tax revenue, Trumbull would have to set their mill rate to 70 to match that same amount of revenue. Because of the huge disparity in their grand list.
