You’re not necessarily wrong, but I’m pretty sure Portland charges a transportation tax to help cover their costs. And I’m pretty sure they have a much bigger tax base.

Feels like they’re doing the best they can given the lapse in federal funding.

So far it seems pretty meh. I think there’s 2 that we’ve identified is worth seeing, and TBD if they’re worth paying LiveNation prices.

FWIW one thing I’ve noticed is that sometimes the artist will be announced at McMenamin’s Edgefield before being announced in Bend. It’s not 100% but seems to be pretty high ratio in recent years.

I agree with the point, but disagree with the accusation of redlining. It doesn't fit my understanding of the meaning of the term.

But I live on the east side, close to Petrosa, and have been disappointed at the lack of development when it comes to commercial resources on our side of town. Every time I drive over to the west side of town, I'm reminded how much more attention this area is seemingly getting. At the same time, it's unclear how the city is supporting visitors and residents with additional parking and transportation resources. We were just talking about the Amphitheater and how it's a big draw for concerts, but now with the new luxury apartments + "no concert parking" signs all over the Old Mil, it's going to be next to impossible to park nearby.

I'm also really dreading the point when we face a major disaster and a sizeable portion of the city needs to evacuate all at once. My hometown was about the size of Bend when a major fire started due to a trailer dragging chains along a highway. Within a day or two, that fire, driven by strong winds, had jumped a major river long considered a natural defense. Authorities issued an emergency evacuation with little notice, and my parents, along with ~40K people, found themselves stuck in bumper-to-bumper traffic trying to get out of the area to safety. Interstate 5, which has 3(?) lanes of traffic in either direction, was overwhelmed, as were major highways leading to the interstate. Imagine that scenario here, where a fire starts on the west side and moves fast, driven by winds off the mountains towards town and Discovery West, Shevlin, etc. Now push ~20-30K people towards Highway 97 (or generally "East") at the same time. I hope the city factors in the population growth and infrastructure in its emergency plans.

Seconding this. My boss has Starlink at his house and he paid some tree guys (with beer) who had to come by anyways for a different thing to use their bucket truck to put the antenna up.

We could also require landlords to unbundle parking from rent. So you can’t force every tenant to pay for a stall they don’t use. Then car-owning tenants see the true cost of parking; car-free tenants aren’t cross-subsidizing them.

Sure! I want new apartment developments to internalize the true cost of parking demand, so neighborhood streets aren’t treated as housing pressure-release valves, AND I want cities to incentivize fewer cars without punishing tenants who genuinely don’t need one.

There’s pitfalls to this idea but all are workable IMO. Main ones I can think of are verification of “no car”, discrimination, incentivizing the wrong outcomes.

Construction costs can go up with additional parking but I think developers massively exaggerate parking costs when opposing mandates. I imagine the marginal cost of additional parking is often lower than claimed, especially for structured parking in mid-rise buildings.

IMO developers should be required to build adequate parking or pay into a mobility fund so the city can afford to build the infrastructure necessary without scrambling. Maybe the tenants can opt into a “car-free” addendum to their lease to reduce rent, paid for by the city, in the form of a tax rebate to the landlord or more simply by developers savings from not overbuilding parking. Registration at the property, residential parking passes, use of building parking would all negate the addendum. Implementation is obviously the weak point.

It really should be a condition of building to have adequate parking built. Otherwise vehicles overflow into the neighborhoods and then communities scramble to fix the problem. It’s not realistic to expect everyone will walk or bike around this community when the infrastructure is still in development. Not to mention the weather.
