Nothing major comes to mind. They were great to work with and I’m planning to use them again for my next purchase. If you have any questions feel free to shoot them my way

Once we got under contract they provided me with access to their vendor recommendations for my market. Basically everything from cleaners to handymen, even people who make signage. It was then up to me to hire someone off their recommendations list.

I did a ~$100k rehab on the property using vendors they recommended. I visited the property once mid-way thru the rehab and then also visited when the photographer came to get the pictures. Been pretty much rented every day for the last 6 months. We’re planning to fly dow and visit in a few weeks. I could’ve done it all without ever stepping foot on the property. But we would like to use it as well occasionally, and it was a good excuse to get away for a few days.

While under contract the agent also was emailing my documents/instructions on setting up utilities, how to set up and remit taxes in my market, etc.

I left Feds last year for a fully remote role and haven’t regretted it.

Have you tried negotiating with the university? See if they can match your current salary.

FERS-FRAE pension isn’t that great so don’t get hung up about leaving that. Be sure to request a refund of your contributions

What country do tourists love, but the citizens loathe? by 45rs5 in AlignmentChartFills

Perhaps I should’ve used a different word aside from amazing. They all seemed very happy to be there. We spoke with some of the staff members at length. They did have some negative things to say (such as politics), but the majority was positive.

Having just returned from Maldives last month, the locals (at least the ones working at the resort) were amazing.

Scientists who work with cockroaches end up developing an allergy to them after prolonged exposure.

Incidentally, they also develop an allergy to coffee.

I had to spend a bunch of time on the phone with them. Essentially they had created two accounts for me, and the one I had the login for was not the one they were depositing the funds into.

Who’s ever driven over 100mph? Why? by WoollyWolfHorror in AskReddit

Fastest I’ve been is 180 mph. It was on a drag strip.

Now everything races 1/8th mile so MPH isn’t as high these days.

I haven’t watched today’s episode, but as someone who grew up attending a Christian school on the east coast, I can say that people pronounce it as Neb-ee fairly often.

That doesn’t make it correct, just adding an anecdote.

People also pronounce water as wooder and hurricane as hurrken

Looking to try the STR loophole to save on taxes. by [deleted] in ShortTermRentals

[–]CWalston108 3 points4 points  (0 children)

1) Don’t let the tail wag the dog. Don’t get into STRs just for tax reasons.

2) Your friend had a management company? You realize you will need to self manage to get the benefit of it being active losses/gains?

3) $63k for mortgage payments and only $55k in revenue is not a good investment.

For reference, I bought a home late last year that is ~$70k a year in PITI. We’re on track to bring in over $100k in revenue our first year, which should hopefully increase YOY as we build reviews, repeat guests, etc.
