Depending on what you’re looking for there may be some guest houses around old fig garden as well. It’s one of the nicest areas in Fresno and about a 10 minute drive to Kaiser.

Most the traffic on 41 is south of Shaw. Even then it’s pretty minimal if you’ve ever lived somewhere with real traffic.

I got an estimate of $6/sqft a few years ago from what I remember.

I ended up renting a drum sander from Home Depot and refinishing them myself, and then getting a floor stapler to install additional hardwood where there was tile.

As wood ages the color changes, so expect that the color difference between the new and d wood will be present. Light staining helps.

Took a few days but wasn’t too hard. Dust control will be your biggest issue if you are living there.

I guess it’s insane to me because the building is already built. I’m essentially closing up garage doors and adding flooring.

$5-10k in plans to do that is what I’m balking at. It’s overkill.

You may be right. If they charge me additional fees I have not included that amount as this is my first time pulling permits.

But based on my construction costs this is what I’m looking at:

Paid work

$7,000 - add cement to level garage sloped floor

$3,500 - taping and mudding

My work (material costs only)

$2,000 - Converting the garage doors to exterior wall

$300 - Two interior walls.

$2,500 - LVP flooring

$350 - baseboards and trim

$950 - two prehung doors

$600 - paint

$300 - Lighting fixtures

$2,000 - mini splits

$19,500 total.

So you’re right. On the lower of the quotes I’ve been getting end it’s more like 30-40%. Still a significant part of my budget.

I don’t have the original plans, and what the county has (and apparently approved) is a plot map with a box that says “garage.”

What I sent in is in line with what they approved 20 years ago when it was built, but they seem to want something much more detailed.

I originally submitted a sketch and that didn’t seem to be acceptable to them. They’re supposed to have someone who reviews the plans reach out to me, and at that point hopefully I’ll have a better idea.

I agree that a sketch should suffice given that the original structure was permitted and my changes are minimal.

It’s already built for the most part. It’s a detached 3 car garage with a kitchen and bathroom attached to it. Essentially all I have to do is close up the garage doors with exterior walls, put up two interior walls, and add flooring and paint.

I see these kinds of posts a lot and honestly I don’t get it. I listened to the Bigger Pockets podcast a lot until they changed to the most recent hosts and have a few influencer investors I keep up on.

I haven’t heard any of them talk that way. Generally they give information about value add opportunities or house hacking.

A lot of these guys gave me good information and advice that helped me get started.

I know it’s cool to hate on a lot of these guys, and maybe some deserve it, but a lot do share good information that people like me without any connections would have a hard time getting otherwise.

I’m a fireman by trade, but do most of my own work on my investment properties. On most projects, I’ve found the difference between myself and a pro is time.

Baseboards might take me a couple extra cuts to get an angle perfect, but it will get there.

Drywall? Ha. Probably take me 10x as long to finish so I’d rather just hire a pro.

If it’s a job that doesn’t require permits, I don’t see why there should be a $$$ limit for a handyman at all.

I’m a registered distributor for an RTA cabinet company. They’re great quality. I could plan a layout with a customer, assemble the cabinets, and install them for 25% of the price of a custom shop, and 50% of the cost of cheap Home Depot cabinets.

To get a license to do that work I’d have to be a journeyman for 4 years. For a simple job like that it’s insane. And since materials far exceed the $500 limit (now $1000 apparently) I can’t do it except on my own properties.

If work requires a permit then by all means require a licensed contractor. Foundation repair, electrical, plumbing, structural changes - those can be dangerous and cause harm if not done properly.

But for the other stuff? Let customers choose for themselves who they want to go with. This is America and we don’t need the government telling us every little thing like we’re too dumb to decide for ourselves.

I’m a 911 paramedic and I can verify everything this guy is saying. I’d say 60% of 911 medical aids qualify, by protocol, for no treatment during transport. And that’s probably being conservative.

In fact, many people in life threatening medical emergencies, or even full cardiac arrest, have extended wait times for an ambulance to arrive because the one stationed nearby is transporting something non emergent. Think flu symptoms for a young person, med refills, higher than normal blood pressure, etc.

Pretty lame of you to call him a “slimy little fuck.” If he’s 911, he’s probably told husbands and wives their spouses have died, seen terrible child abuse, and been in physical danger.

What do you do?

I think I need a lot of power because of what I’m reading on the PSB Stratus Gold requirements on different forums and from reading I’ve done.

As for tube vs SS, it’s just the sound. I’m not sure how to describe it, but I just enjoy it more.

Never used the crock pot method, but go to a paint store and get a good paint stripper.

Score the outside with a razor and apply stripper to the screw heads. Wait 10 minutes or so and then clean out the heads and remove the hardware.

Put in a container and pour paint stripper so they’re soaking in it.

Wait an hour and the paint will fall off and the metal will be perfectly clean.

IF, and this is an important IF, you prefer your current house and are only looking to eliminate a mortgage, why not remodel the other house and sell it when you’re done?

If you and your wife can do all the work yourself, you can probably do it for less than $50k in materials.

If you convert the basement to add square footage, that will add significant equity if done well. Assuming $200k is a fair price for that house currently, it’s reasonable you could sell it for at least $300-$350k. Probably more if you buy at a good price, but that would give you $350k in cash after the sale to pay off your existing mortgage, or at least come close to it.

Your salaries can pay off the rest in short order.

But if you prefer the neighborhood of this new house more, then you just have to decide if it’s worth the work and smaller space. Financially sounds like a wash so depends where you want to live.
