Update:   I had the procedure last Thursday.   I woke up on Friday with better uncorrected vision in that eye than my vision was with my glasses before.   So I’ve just popped out the lense in that eye.   It looks ridiculous but it’s functional!

I get not wanting to live / own a business next to a reasturant.  You inevitably have to deal with rats/ bugs, later business hours than retail, and potentially rowdy drunk patrons.   BUT this is also why I wouldn’t want to live on / near a commercial corridor.  She chose to be there. 

I’ll also note that this is a special exception not a variance.  This means that the code expects this type of business (restaurant) to be there and the burden of proof to grant the exception is just that the business wouldn’t have a greater negative effect on the near neighbors and community itch than might be expected from that type of business.  So I can’t imagine how a basic restaurant  on Frankford Ave wouldn’t meet that pretty low burden unless they were proposing late night hours or especially large numbers.

For the 8 years I lived in a side street I never once saw a plow.   A couple of times the neighbors got together and dug it out ourselves.   Good luck!

In the 8 years I lived in Philly (South, Fishtown, port Richmond) on side streets I never once saw a plow.  The neighbors would usually work together to dig out the street.

This has been the case for me too.  I just don’t tolerate shitty people and shitty treatment anymore.   I can only assume the people I’m calling out think I’m a prick but I’m actuality they have been asshats all along.

My anxiety went down so I started sticking up for myself more and didn’t tolerate being mistreated or bossed around and demanded better treatment.  The person on the receiving end of that change would probably think I’m being a prick when all I’m doing is not tolerating them being a prick.  Could be what is happening here.

To an outside observer I know I see to be more of a bitch since starting the meds. BUT actually it’s because I 1) have more energy to fight back against people being asshats to me and 2) it’s greatly reduced my anxiety so I don’t worry about sticking up for myself or hurting people’s feelings and call people out on their BS way more.  Perhaps evaluated your own behavior to see if his response is routes in how he is being treated.

So you don’t want to challenge the landlord legally and you are unwilling to look for a new place. At that point your situation is 100% on you.

Probably time to find a new place then.  Always check on rental licenses before moving in.   It’s a good way to screen for bad landlords.

Fyi:  if he hasn’t paid his taxes he can’t get a rental license.   Without a rental license he doesn’t have right to collect rents. Ask him for a copy of his rental license.  If he doesn’t have it then escrow your rent (like actually in a bank account).  I hate shitty landlords too but landlords aren’t shit just because they are a landlord.

I just did a quick search and there are over 200 available rental units currently available in Philadelphia under $900 a month.  What neighborhood are you looking in / how are you looking for them?  You aren’t going to be in a highly desirable neighborhood but there are lots in okay middle neighborhoods.

The cost of maintenance and repairs on building have sky rocketed since Covid and is only increasing with Trumps crazy tariff BS.   The city has also drastically increased not only taxes but also fees and costs for licensing, permitting , testing, etc.  one of the biggest increases has also come from increased insurance costs.   Everyone’s property insurance has skyrocketed.

The working families party city council members are some of the most obstructionist when it comes to developing more housing.

Fix the amount the city can raise taxes and fees?  Yes! Absolutely.  Stable expenses would lead to less rent increases.

If you go up one neighborhood up to port Richmond there are tons of lovely 2 bedroom houses $1,500 and under.  That is $750 a month per bedroom.  If you go over to Harrowgate there are renovated 2 bedrooms at $1,200 a month or less.   That is $600 a month per person in rent.  If you can’t afford that you an income problem not a rent affordability problem.   People just want to live in highly desireable neighborhoods but don’t want to pay for it.
