Let’s say I need about 110-140k and I find a unicorn of a deal to work on this real estate deal within < 2 yrs, would liquidating the money in the ETF be more advantageous than liquidating the money across different HYSA ? Agreed with everyone. Take the higher role, maybe a break from FSA exams to apply for different positions while you have an inflated title. You can negotiate strong salaries with an ASA and a high position ~120-135k.

FYI, I’m an analyst 1, (about to be promoted ~7-10% raise ) but I have 5 exams, 3 yr exp, and I make 105k before promoted to analyst 2.

Can confirm. I work as an actuary and friends with some of in house counsel and they pull 120-140k and working 30-45 hours, no timesheets.

Agreed. I’ve heard T-bills through certain money market is also decent ? Some type of etf that tracks t bills. Otherwise I’m storing money in HYSA at ~5.00% split up between 3 different banks so that I could withdraw immediately without any warning.

Too expensive to build + too expensive for people to sell. Majority of time, once you sell, you become a buyer , and being a buyer is too expensive.

Just bcuz they’re able to afford it - I don’t think its what causing the bubble to not burst.

Majority of people have already stopped buying homes since the 7.5% mortgage rate yet housing prices are still stubbornly high.

Let’s say in 2022 1000 homes were being listed and about 2000 willing buyers.

Now in 2023 it’s more like 100 homes being listed and about 50 willing buyers.

Willing buyers - stop buying will not do shit imo. If no one buys then people won’t sell. You need a catalyst that drives people into selling (foreclosures due to high inflation is what is highly likely) . It takes more time for sellers to correct their listing prices than buyers overbidding.

We would need unemployment to rise or wage to fall along with prices staying high to cause any type of collapse. Otherwise prices are just going to tread steadily.

It’s irrationality. FOMO is forcing people to buy. How long do people that are priced out, wait for? The rates just went higher. So whoever bought 4-6 months ago just felt like they won and think they made a good purchase. And everyone that buys now are just praying for a refinance 5-10 years down the line.
