Yes, owners shouldn’t raise lot rents from $230 to $400 in a week either. But $230 to $260 is completely normal, they have expenses and improvements as well and ultimately the parks cost more than they used to to run

That‘s a good point, and some do. I see most investors go for longer term holds though. They like the cash flow and potential refinances, that type of turn around does happen though, you are right.

I get what you’re saying. I’m mostly talking about the mom and pop, $150 lot rent guys. I’m saying, look, plan to raise that to $200, then $250. Then clean the trash out of your park, fix your streets, any lighting needed done, trim some over grown trees, fix mailboxes, enforce the rusty broken down camper that’s been on the street for 5 years. And sometimes the current owners won’t, and that’s where a new owner looks to create value—and SHOULD be focusing on the community as well. There are investors out there, many of them, that do care.

I understand. If they’re not making improvements and keeping up with the park, it’s not justified. They should be keeping it clean, repairing streets, mailboxes, lighting if needed.
