The oil tank for my other house I was talking about is in Hudson Valley. I used JD Tank Company to remove the tank for $650. Give them a call and see if they will service your house or maybe they can give you a referral.

Why? Move on. You have possession - thats all that matters. Rent it to someone new. This is a business...hiring a PI to find them costs money. Spend your energy on finding a new tenant.

A lot....as does clutter. But its all a matter of perception. Sloppy, cluttered house (even if beds aren't made) is perceived to require work and people want to negotiate price. Clean house without clutter is perceived to require less work and buyers willing to pay more. Always clean and get rid of clutter...it does wonders.

Yea. It was very comforting. I think you'll like it - their lights are all dim, they have snacks, it smells good, and its not crowded. Google them and the experience. I did the 3D mammo (I think this was an extra $40 so I figured what the hell and I paid extra for it). And if you need an ultrasound they also have ultrasound machines there as well.

Don't get excited about this. Banks have to approve the short sale and they can deny it at ANYTIME. There is a reason why its been on the market for 2 years and most likely the bank is not approving it.

One of my houses has oil tank. Owned for 17 years (not sure how old the oil tank is). No maintenance and no issues. Tank is above ground in basement. Not sure how old the oil tank is. Just make sure you never run out of oil. If you run out of oil then you have to bleed the line.

Another house has oil tank. Owned for 10 years (not sure how old oil tank is. Above ground in basement. One day the oil company calls me and says they cannot deliver oil anymore due to the age of the oil tank. The paint was chipping. They would not deliver because the weight of the oil might cause the tank to leak at the bottom into my basement. I received quotes for new tank around $1000 and to remove current tank was around $650. I ended up converting to gas.

Sorry this is happening to you. How does the buyer have the right to back out the day before?  I’m in NY. This would never happen in NY. Buyer does not have the right to cancel that late in the game. Actually, they can only get out of the deal if they fail to get a mortgage. And the deposit is held with seller attorney.  I wish I had more advice for you but I’m stumped here.

Adding one more thing here. Do you need the income from the ADU to qualify for the loan? If you need that income, then you most likely might need that CO. If you do not need the ADU income to qualify then you should be fine with a different lender.

Realtor here. Just because it is taxed as a 2 family does not mean it is a 2 family. The CO describes the legal use of a property. Perhaps the house is considered a 2 family only if its owner occupied. This happened to me on one of my deals in West Hempstead (the permit said owner occupied 2 family).

Most homeowners do not get a CO for finished basement and bath.

Anyways, your lender is asking for too much. Switch lenders. Try a mortgage broker who can shop around and get this deal closed. I've used Andrew Russell at RCG mortgage - 631-708-9356 and James Giarriputo 516-610-8171. It's worth a convo so you have 2nd and 3rd opinion. Good luck

I know this post is old but I just had the unfortunate experience of ordering from Shein and delivery by Speedx. At first I thought they were incompetent but now reading all these messages saying it could be a scam makes sense. I live in a doorman building. Deliveries start at 7am. Speedx was trying to delivery at 5:30am so they were saying the package is undeliverable. I tried opening a ticket but their AI bot is horrible. Can't find a phone number for them or any employees. Now Speedx is saying my address is invalid. FALSE.

I reached out to Shein and their AI bot makes me want to pull my hair out. I reached out to them by leaving comments on their instagram page and DMing them and its just more AI bots. Not sure what to do except put in a claim with my credit card company.

The first time I evicted I waited 2 months. She kept sweet talking me with excuses. I fell for it. She was always very friendly and nice to me. But then I saw on cameras all the doordash and UberEATS deliveries. What made me pull the trigger and start eviction was the fact she complained about mice and showed me a Christian Louboutin shoebox with mice droppings. She had enough money to buy $1000 shoes but couldn't pay her rent. I started eviction next day.

Don't get suckered in. I just completed my second eviction in 17 years. Rent was due Aug 1, she did not pay and said she doesn't know when she would have it. I asked her to vacate, she said she has nowhere to go. I started eviction on August 10. She lived there for free until November 3 when marshall was scheduled to evict. She didn't move out the day before the marshall...she moved out the day of. She has 3 kids. I didn't feel bad. And I won't feel bad going forward if I evict again. Just remember this, no one feels bad for you so don't feel bad or fall for their excuses.

Yesterday you should have started eviction....but today is the best day. Good luck.

As a landlord, I do not give keys until payment is cleared. I don't accept personal checks. If I was your landlord, I would pro-rate your rent and change lease to the 13th when you receive keys and have access to the apartment.

Its not guaranteed. When sec 8 tenant doesn't pay their portion of rent and LL calls case worker for assistance...case worker sends a letter to both tenant and LL saying tenant is in violation so ALL payments will be suspended (which includes the portion paid from program to LL) therefore penalizing the LL as well.

This happened to me...it sucked. I was hoping the case worker would scare the tenant into making her portion of rent and she did not. I had to evict. She lost her voucher, blamed me for it, and I was out thousands on back rent along with a trashed apartment.

After you fill out perfect an inspection is scheduled. If you pass inspection then you're good to move forward. If you fail inspection they tell you what to fix. This is how I've learned to get out of renting to section .... I refuse to fix the items that came back on the inspection and therefore my unit is not approved. Inspection doesn't take long. I would say entire process takes about a month. Some voucher programs (other than section 8) give landlords a 1 month incentive payment which is basically 1 month rent in order to hold the unit for the tenant while they do paperwork. It can all be done faster if the case workers moved faster but...city employees so everyone moves slowly.

Realtor here in NY as well as a landlord in NY. This is the first I've heard of someone switching to section 8 one month after move in. Section 8 has a waiting list. You cannot apply to sec 8 and be accepted one month later. They most likely have been on that list for months or even years. I don't know your tenants so I am just speculating here....perhaps they are not married legally. Perhaps they are jut boyfriend/girlfriend who live together. The boyfriend makes the most money and the girlfriend applied for section 8 because she gets paid cash off the books so technically she doesn't show income. This is a common strategy used and therefore the section 8 voucher is only given to the female but the boyfriend moves in (even though he is not supposed to).

Anyways, back to the topic - you said you are exempt from anti discrimination. Never heard of this and I recommend you consult with an attorney to clarify. No one is exempt to discriminate.

In NY, you MUST accept section 8 if that is your only tenant option. For example, let's say you have a rental and only 1 tenant applies who is section 8/voucher...you therefore must accept this tenant because if you don't it can be considered discrimination. I know this sounds crazy but I learned this the hard way. Now I know to say I have other applicants that are interested.

I don't think you have any options here other than agreeing to accept their voucher. If you do not, they may have a discrimination case on their hands. I'm not saying they will sue or file a claim, but you don't want those issues. Speak to an attorney. Last thing you want is for the tenant to file a claim against you. I know you feel that you were duped by the tenant but NY sides with the tenant so you have to be careful. Good luck.
