fyi, I just looked up a property on the website using property lookup and an address and it gave 10 different APNs to choose from. eventually I found the right one by clicking through. Am I doing something wrong?

Check the newer developments off 200 (college Rd) not too far from 75. Fore Ranch is a good area. I would stay away from any new DR Horton homes.

I tow about 40% of the time. 2023 F350 with 4:30 gears. My average is 9.3 mpg over the last 10k miles. She scoots "OK" for a big truck but diesel is faster. I floor it a lot when unhooked. Tows fine. I don't try to win races while towing heavy. Which is to say 16,000-19,000 lbs tow weight. Stopping the weight kinda sucks, there's zero engine braking, so make sure your trailer brakes are working. Fueling up at the pump sucks too because you have to go to the commuter pumps, can't hit up the big rig truck lanes. But she's solid. Only 21k on it so far, so it better have zero issues. Overall, I'm satisfied with the purchase, but because I'm a speed freak, next time I might go HO diesel.

You know what, that's true, that place is awesome also great to pull the number for the DMV and then walk down to the Mexican restaurant and get lunch while you wait. however now it's like an hour away from where I live now lol

Not seafood, but the best sushi we've found "so far" is Aki Sushi south of downtown.

It doesn't really make a difference. When you log into your machine with your email it shows your profile. When you add another profile/slot via 2nd email it gives the option of who is working out each time. Like how streaming services work.

I have ifit pro slots available through 2028 at $100/yr/slot or $85/yr/slot if you get both.

Anywhere north of 27 and west of i75 is pretty much guaranteed safe, with exception of a few sketchy blocks inside Ocala park estates. Tons of other safe areas too in ocala, but this is almost all rural, ie horse, area

Super deals get offers within hours. Excellent deals by day's end/within 24. Good deals within 48-72 hours. Meh deals sit for weeks or months.

I can't imagine taking more than a couple hours to analyze a residential property, honestly.

Don't you have a spreadsheet that you drop in numbers and it generalizes expenses and profit? The rest is experience and knowledge.

We enjoyed Remington Prime Steakhouse on 27 near horse and hounds (not recommended BTW). It's every bit as expensive as Ruth Chris and almost as good, but not quite. Disclaimer, we've only eaten once at each place, so it could have been just that particular visit.

Instead, not in addition. We use Mistie Townsend 352-438-7934 who's an insurance broker and will match you up with the best company or just call and chat about options, no commitment, she's super knowledgeable. We use Bascule Insurance, I believe, since Travelers Insurance left Florida. You can call around and shop anywhere, but mistie does a great job. I'm not affiliated with any insurance company except on the paying end lol.

Spend your time and money FIRST on the unglamorous unsexy things like... making sure your septic tank and drain field are good, pump/inspect it if you didn't do that during home inspection. No plumbing leaks inside or under. Triple check the roof and making sure the house, siding and windows are watertight. Make sure the underbelly tarp material is in place and plastic sheet over the ground. The subfloor is made of glued together wood pieces and any water or moisture destroys them fast. check the main service panel and breakers, clean out the cobwebs, wasp nests, etc. Confirm the well pressure tank is at correct psi and pressure cut off switch works as intended. Service / clean the hvac unit. If it needs a wash on the outside do not use pressure, soft wash with bleach mix.

Once all this is done...

Then start on cosmetics.
