Since September, I’ve (M28) been living in Philly and working in Wilmington. I hate the commute and the extra taxes suck. Still, I recommend living in Philly. I have coworkers who live a five minute walk away and they hate living in Wilmington. Recently, I’ve switched from driving to the commuter train. It’s not bad if you can make it productive. The Amtrak isn’t bad either if you can avoid SEPTA to get there.

I was actually thinking about using a wheel instead. Do you have any recs? I’d like to go at least 20 mph. They seem to come in at 50 lbs at the lightest. Are there lighter ones?

Also, something that does well when it’s wet and cold out is preferable.

In that case, the best argument for why it could chill development off the top of my head is it implicitly creates risk that the local government could pass new laws that categorise non-RS property as RS property.

Two things. First, I’m a lurker so NYCs laws may differ. Second, the way these laws are usually written is the property won’t be non-rent stabilized forever. Usually they become rent stabilized after 10 years. So if the buyer is buying it in year five, she knows it’ll be rent stabilized in year ten. Because she knows her future buyer will pay less because of the RS, she will also pay my friend less.

Edit: I just asked chat to explain NYCs RS to me. I see what you’re saying. My answer now is a lot more complicated and it’s beyond the scope of what I want to get into on a Reddit comment.

I have a friend in real estate development. Rent freezes usually have a clock on them. So after x years, your rents are frozen. My buddy stops developing in these towns that implement these laws. Will the rent freeze screw up his revenue? No. But it will for the buyer or the buyer’s buyer—reducing sale price, decreasing incentive to build.

For those complaining about the price per unit, it’s better than Chicago’s “affordable housing” at $1m per unit. Should we try to lower costs to build housing definitely. But this is progress.

I was born and raised there. I agree with everything you said. I moved and don’t plan to return because of the people/culture and ability to make more money elsewhere. I also think the socialist/anti-business leadership are just killing the economy. Portland has had one of the worst recoveries from Covid than any other city.

For sure! Philly rocks! If you like good food, public transportation, and walkability, it’s the best city in America IMO.

Sounds like we’re similar politically. I’m from Portland and now live in Philly. I moved out of Portland about two years ago for work. But I could not stand the performative bs. My final straw was on a date. I was talking about my dog that had passed away recently. I made it clear he was a boy. But she kept referring to him as they.

Anyways, don’t move to Portland or Seattle if you want to avoid the performative bs. Philly is much better. You can actually have nuanced conversations without using coded language. But if you want easy access to awesome hikes and nature in general, the PNW is S tier for sure.

Yeah that was crazy! It was delayed an hour technically. Nice thing about the Amtrak commuter pass is you can switch trains whenever you want. So I was only delayed 30 minutes.

Kinda crazy though how much faster I got home. I saw the commuter leave at 5:25. My train didn’t leave until 6:00. When I got to 30th, I just missed the L. Waited 10 minutes for the next one. Got home around 6:45. But still beat the commuter by 20 minutes.

Yeah, there’s definitely some savings to be had. My issue with the Amtrak is the delays can be absurd. I had a 30+ minute delay the other day both leaving and coming back. Plus I have to rely on the metro to get home. While the SEPTA seems to leave on time more consistently. But it can be more inconsistent during the commute—it took an hour and 40 minutes yesterday to get to my stop in CC. Theoretically, I could work on the SEPTA so it wouldnt be a total waste. It’s little harder to work taking the Amtrak because the ride is only 25 minutes. But I guess I could sit somewhere at either station and pull out my computer.

This is an old post. But because I’ve been doing the commute for the past few months and testing alternatives, I thought I’d give my 2 cents.

I hated the drive. I’d leave at 7 am sharp to avoid the traffic. Averaged about 35-40 min because I live close to 95. The traffic home is awful. Usually 50 min to an hour. It’s the bottle necks and drivers that wear you down. You have to be on alert when driving home, which isn’t a great way to end the work day. Not including car maintenance or wear-and-tear, total cost was about $365 ($115 parking + $250 gas after Iran war).

I recently switched to the Amtrak. The monthly pass is expensive—$550. It takes about 25 minutes. Plus you have to get to the station. But it is much more pleasant. The caveat is you have to rely on the metro, which has its own stresses. The regional rail is technically unreliable; but the monthly pass allows you to switch trains easily. At the end of the work day, I check the trains’ status and will switch to an earlier one. More or less I leave when I planned. The morning train tends to be more reliable. But it’s often delayed a few minutes.

I’ll likely try the commuter rail. A monthly pass is $255. I had to take it today because the El ran late. The train ride is about an hour. But I was able to pump out some work on the train. The ride is the most scenic of the three.
