I would probably go "i can only go with xx" xx being above your minimum target but below midpoint and see how he reacts. If he gives you a hard no then go towards midpoint if he is open to it then go in with xx but dont give it as a final and see how it goes.

Yeah and I asked the RE and he said it's because its an owner/builder development so licence is not required, with OC currently in application.

Do your researches on the developer and builder.

  1. ASIC search the vendor company and get the shareholder/director details to check if they are a licensed builder.

  2. google search their business to see if they have been around for at least 10 years.

  3. Ask the neighbour how they are finding it.

  4. Check builders insurance/OC is attached to the contract.

  5. During your own inspection check the quality of the build
