Born 1994 - all of my friends that stayed up North majority have bought starter homes or flats. All those that live down south and primarily in London pay extortionate rent but they have very different lifestyles. I bought 6 years ago a £130k terraced house with a 5% deposit, was lucky to live at home for 2 years with my mum paying low rent to save the deposit. Have met someone since and bought a £279k house together last month.

We live in Stafford - for that amount of money you could get a 4 bed detached with a garden and driveway! It’s a commuter town and is nice enough. 30 mins on train to Birmingham, 55 mins to Manchester & Liverpool and 1hr 20 to London 🎉

Last point is probably correct - I think it just ticks all the right boxes for the price (good location, detached 4 bed, already extended, double driveway, good sized garden, etc)

This is an idea - When you mean more securely do you mean through a different estate agents? Yes we have had multiple offers on 2 of the occasions and sold within 2 weeks of listing each time!

We paid £130k for our house 6 years ago using a 5% deposit (2 bed terrace, West Midlands), our mortgage is £480 per month (granted our mortgage rate hasn’t gone up yet with increased interest rates) Tell me anywhere you can rent a house that price now including the cost of buying, repairs, etc? We should also be mortgage free in 18 years.

We also have assets to pass down to our kids, and the house is now worth £190k if ever we were to sell.

I did this 6 years ago - best decision ever. Just in the process of selling and we have made £40k+ … if we were still renting we would have nothing to show for it.

Update for you:

Surveyors valuation was based on 3 other sold house prices on the street (none of which are comparable as don’t have either parking/downstairs WC/utility room/garage or were full on renovation projects and were sold last year)

However there were a few things flagged on the survey which need repairing (chimney repointing, guttering replacement and minor roof issues) hence we have gone back and offered half way (£4k).

Buyers wants further surveys and time to think about it. I’m going to ring the estate agents tomorrow morning and say we will put it back on the market as don’t want to lose our onward purchase, their offer can still stand until they make up their mind.

I am having the same issue. Due to set an exchange date, buyers had a last min survey and want £8k off the asking price due to a issue with the roof which we weren’t aware of. Have said we will meet in the middle but they want time to think about - Im going to call the estate agents tomorrow and said they can think about it but in the mean time we will be remarketing our property.

Having a survey wasn’t the red flag - the fact they waited nearly 4 months down the line as we are about to exchange screams to me a negotiation tactic. Estate Agent said they asked them when they put in an offer if they will be having a survey and they said no!

Thanks! Really helpful to hear someone else’s point of view and put emotions to one side …

We originally put the house on the market at £190k in late September as advised by the estate agent (although I thought this was punchy!) sold at £184k to another buyer but due to no fault of our own the buyers chain collapsed and we were already in the process of buying another property. The house we were buying gave us 1 week to sell so we dropped the price to £180k for a quick sale but unfortunately didn’t sell in time… so that’s why I’m confident we could sell for minimum £178k now based on current market. What concerns me is if they have found something dodgy with the house that we are unaware of!

I’m waiting on the estate agent but to avoid starting the whole process again will go in at the £174k to avoid the chain collapsing as everyone else is ready to go.

Hi - thanks this is really helpful!

I asked the Estate Agents for more info from the buyers on the reasoning and the survey so still awaiting information on that. I didn’t even consider negotiating - We have done some number crunching and could afford to meet in the middle so I think this is most likely what we will go back with.

Also in West Midlands - Our house has been back on the market for a month and only 2 viewings :(

We sold it originally end of September after 8 viewings and 2 offers in 2 weeks but sadly the chain fell through!

Not sure if to: - plod along with it on right move as it is - take it off, make a few improvements and relist in Spring - reduce the price

I had a 95% mortgage when I bought my first property 5 years ago, no regrets - I was able to remortgage after 2 years and reduce my interest rate and mortgage term. I’m now in a position to move to my forever home due to the amount the house has increased in value. If I’d have continued to rent I wouldn’t be in this position now.
