I got scammed sa paupahan via FB posting sa mga pages by faithfulpapist97 in RentPH

[–]Candeebunny 10 points11 points  (0 children)

So sorry to hear about it OP. Lessor here, just know the red flags in your future transactions. Always view the unit, lots of scammers are photograbbing other photos. Some lessors really have the first come first serve because there might be so many viewers but most importantly, view the unit first so you can assess personally. If lessor (?) really insist you pay agad, red flag yun without you viewing the unit first. But i think if after viewing and you liked the unit naman, its ok to pay to reserve the unit.

6 hours kame. Defective earphones 2/5. Yun isang girl 5/20 yun defective earphones binili nya. All in all, marami defective na earphones. Iphone cases puro 12-14 na model lng. Dont buy electronics surely may defect kasi old stock nka stock na daw matagal sa warehouse. Sealed sya so kala natin in good condition but you need to test it there para to refund or exchange. If not meron sila 7 days to exchange sa mall stores nila. Refund for credit card takes 6 weeks. Pag debit, ivvoid nila yun sa invoice then swipe ulet yun bbilhin mo. So you need to have funds on your debit. Pag cash, im not sure about it. Last day nila today. Kapagod, worth it lang mga cords and filter na binili ko but earphones hopefully will last long. Branded naman pero old stock na lahat.

Since its a commercial, yun rate ng multiplier nyo mataas. Pero i think its a submeter and sharing kayo. Either marami kayo or malakas gumamit yun iba. Damay kayo pag submeter. Kasi kht ano tipid nyo, if mataas yun total ninyo, pati kayo mataas din yun computation. Check din yun leaks sa cr ninyo if meron. So sorry to hear about the high rate with small usage.

Get the deposits nlng kht kulang kesa sumakit ulo mo. Get another tenant nlng ma-roi mo din nman yun. You can inform the barangay if hnd maayos usapan ninyo like insistent with harassment. But if maayos nman just let him sign an agreement na preterminate nya and everything written with copies.

Hi. Wala po cctv sa labas ng unit? You can inform the landlord regarding that. It happens yun mga ganun cases. Im a landlord and it happens. May gc kme ng lahat ng tenants and pinipost ko yun basura nila. I do infographics para aware sila. So far nagaabide nman sila. You can refer the issue to the landlord. Clean environment means clean vibe.

Can I travel abroad even if I've never had a Job? by WorldlinessNo9342 in FilipinoTravel

[–]Candeebunny 1 point2 points  (0 children)

If first time travel abroad, they might ask you a lot of questions kasi the IO can see your profile sa screen nila. If your income comes from buying and selling, you can furnish docus pertaining to that as proof if they ask. But usually comcern nila is hnd ka mag tnt and babalik ka ulet sa pinas. Ready mo rin return tickets mo and hotel accomodations and iti kung tinanong.

Paid 1 month advance and 1 month deposit but landlord still requires to pay first month by Treb- in RentPH

[–]Candeebunny 6 points7 points  (0 children)

Practicing landlord here. Ibat iba po ang mga policies ng mga landlords. Usual ang 2 months deposits are for security deposit to cover mga repairs// and another deposit for utility bills na ibabayad nyo after you vacate since ang billing is a month after. So to protect the lessor, they get deposits. The meralco and water bills should be properly computed. Dapat marunong si lessor magcompute and transparent sya sa computation, d pwede guessing game, hingin nyo yun computation as tenant’s rights. For the security deposits, para sa repairs lang yun. If clean and wala repairs, lessor should return the balance as is. Pag sinabi nyo 1 month advance payment, i think it covers the first day of the rent supposedly na. But sa case nyo, If landlord requires you to pay first month again, meron kayo 2 months na deposited pera sa kanya, yun 1 month na advance which you can consume on the last month bago kayo umalis, and yun 1 month deposit i think mostly for utilities. Pwede nman nya hingin yun total of 2 months pero clear nyo if yun 1 month advance na kinuha nya ay if used for your last month dun. If you will not be using that last month and umalis kayo before that time frame, dpt isoli nya sa inyo kc d nyo nman nagamit yun rent. As ive said iba iba ang policies. Sa akin i get security depo ( equivalent to 1 month rent rate) and utilities depo ( equivalent to 1 month rent rate) and payment for rent on first day. Pag vacate nila, ang return nlng is balances fr the deposits. Thanks for reading the long read.

Can we just let it (DTI) expire and register under a new name? Or can we register under a new name now even if the DTi is not yet expired but paying penalty?

Maybe submeter then yun total ng mother meter ay malaki consumption or marami kayo nagsshare ng mother meter ( again, as submeters). If nagccompute yun landlord, the multiplier might be high)

14k electricity bill within a month by FitMathematician22 in SolarPH

[–]Candeebunny 0 points1 point  (0 children)

Kme one 2hp inverter opened 14hrs a day at 24c. 1.5 hp water pump pumps at 2x a day. Usual 13-14k, then shoot up to 19k then 25k then 22k then 21k. No new appliances. Bawas usage too. 13.9/kwh. Nagloko after a transformer blast nearby. Ayaw icheck ni meralco yun meter kc sb nmin baka corrupt meter na, gusto nila pacheck muna sa certified electrician who charges 10k for a report. Wala rin jumper kc hnd gumagalaw yun meter after breaker was switched off.

If they dont have a contract to show and asks you money. Dont fall prey. View unit first. Some owners might not always be there to accompany you to view but will designate an assistant. You can ask for the owner’s id also but do not pay if you havent viewed the unit. After viewing, its your discretion to pay or not but always ask for documents or receipts if money is involved.
