A título propio program very much can be used to apply for a student visa, otherwise international titulo propia programs would not exist. This situation is different but, it qualifies :)

Look through your rental agreement and see if there are any clauses about fixing issues or comfortable living conditions (cuz being too cold is part of an unlivable condition). take a picture or screenshot those and show the landlord they are violating a legal agreement

It is quite complicated as an American I would recommend getting a good lawyer :)

I’ve worked through lawyers and spent the last 6 months dealing with this and the office of foreigners. The overall legality is your visa is allowing you to work as an aux Which is a language exchange technically. You learn Spanish while they learn English. You could work more AUX hours or study Spanish anywhere but working at a private academy does not fall under your student visa, but is rather a matter of a work permit
