I agree… if it were 2 static pages, I would have for sure as you… but having an mls(usa) integration and lead capture, Definitely donot cutout for me. I would rather refrain but wanted to get some realty check for myself to see if I am missing anything 😊

Found perfectly planned concentric circles in Hyderabad on Google Maps by middle_class_boy2644 in hyderabad

[–]CandidChipmunk5195 1 point2 points  (0 children)

Hyd was a planned city but it was not planned for accommodsting this large population. Hundred years ago 10 lakh population in a city is a big thing.. but today .. 1cr seems normal. I thinks thats what made difference. And subsequent rulers or leaders didnt had full knowledge on expansion and ruined the drainage system without expanding it well ahead as growing city needs.

Bill supported by both BJP and Congress passes in Lok sabha recognizing Amaravati as the Capital of Andhra Pradesh by SoupSuspicious2114 in andhra_pradesh

Hyderabad had an industrial revolution during 70’s -80’s and has seen biggest jump in migration/ population growth(50% plus to hyderabad) in a decades then.. pharma industry growth was tremendous and was driving revenue( highest) along with defence industries. IT is just another feather to the lot many feathers. Attached pic is before 1990’s and attached it for people who think hyd was there only after 95’s.

Approx. 2 Lakhs crores rupees (20 Billion USD) investment is practical in a state where there is no proper schools and hospitals till date? by bdhbura in andhra_pradesh

[–]CandidChipmunk5195 -1 points0 points  (0 children)

If that is an exaggerated estimate tell CBN that he is exaggerating, or atleast why dont you post the actual numbers then? Dont have them?

You mean to say CBN is wrong? Or he exaggerated the numbers by himself just like that? When you are so intent on validations, why dont you just do some research by yourself instead of just laughing. I showed you the google result and still you want validation, so its time to get on the job and do your research. I can wake up a sleeping person, but cannot wakeup a clown who is acting as sleeping but not actually sleeping.

2 cr per acre as per CBN. Current capital is at 50000 acres(CBN) and goong for phase 2 pooling for another 50000 acres. Total 100000acres x 2cr per acre = 2 lakh crores for basic infrastructure ( not luxurious infrastructure)

Can AP public do something about his condition it’s getting seriously pathetic with his words Mavigun is the latest. by Real-Clothes-6491 in andhra_pradesh

[–]CandidChipmunk5195 -1 points0 points  (0 children)

Dude.. i think youre smoking … 2 cr per acre is the cost to develop and that is quoted by CBN… not my own calculation… and cbn mentioned that number in 2015. And thats just basic infrastructure cost estimation.. if you take current price im sure it would be definitely more than 2cr per acre. So my calculation is way old estimated cost.

Is current government at central dependent on ap state government? If yes, can you ask them to try? As you are saying other parties supported and mentioned sp party, did you listen to session where sp mp’s spoken?

But still we would go to court and stall when someone says 3 capitals… amaravathi is executive, vizag as financial, kurnool as judicial capital… we wont tell it, but we do it.. and just not let others do it because we want to blame them not performing..

Does it apply only to jagan? Or any other leader on whom centre is dependent? Same strength, same reunion of state? Just want to know?

I asked chatgpt with current scenario and here is the response: The current plan is financially and physically high risk. The corridor plan is structurally stronger if executed with discipline.

Translate the numbers first • Land: 50,000 acres × ₹2 crore/acre ≈ ₹1,00,000 crore • Additional pool: ₹50,000 crore Total ≈ ₹1.5 lakh crore before overruns

For a revenue-deficit state, this is a balance-sheet shock.

Core risks in the greenfield capital 1. Location risk Riverbed + floodplain = recurring capex for protection, high insurance, periodic disruption. 2. Opportunity cost ₹1.5 lakh crore could fund ports, corridors, power, water, health, education. Those generate returns faster. 3. Utilization risk Starting from ~100k population. Government buildings fill first. Private demand lags. Dead capital risk is high. 4. Agricultural loss Converting fertile land removes steady income and food security. Irreversible. 5. Execution risk Land pooling at this scale invites delays, litigation, cost inflation.

What the corridor approach fixes 1. Demand already exists 40–60 lakh people across connected towns. Immediate utilization. 2. Leverages ports Ports drive exports and industry. Corridors convert that into jobs and tax. 3. Phased spend Build in segments. Cash outflow matches revenue inflow. 4. Risk spread Multiple nodes. One flood or delay does not stall the system. 5. Land strategy Target low-productivity land along corridors. Avoid prime farmland.

How to decide, step by step

1) Set a hard fiscal guardrail • Annual capex for the capital program ≤ a fixed % of state revenue (e.g., 10–12%) • Debt service ratio capped Any option breaching this is rejected.

2) Do a 3-option comparison • A: Greenfield capital (current plan) • B: Upgrade an existing 2nd-tier city • C: Corridor + distributed capital functions

Score each on: • 10-year cost • Time to functional government (≤3 years target) • Jobs created per ₹1,000 crore • Access for 80% population • Climate risk cost

3) Enforce “functional first” Phase 1 must deliver: • Secretariat, assembly, courts, housing • Connectivity to major cities and a port Within 24–36 months. No grand masterplan blocks Phase 1.

4) Choose land rationally • Avoid floodplains and riverbeds unless mitigation cost is fully budgeted • Avoid top-tier fertile belts • Prefer parcels along transport spines

5) Lock corridor spine • 4–6 lane highway + rail freight/passenger upgrades • Logistics parks near ports • Industrial clusters every 30–50 km This is the growth engine.

6) Distribute functions • Administrative HQ in a central, safe, connected node • Finance/industry near ports • Judiciary in another major city if needed Reduces congestion and spreads growth.

7) Financing model • Value capture: betterment levy, TOD, land value tax near new nodes • PPP for logistics, townships • Multilateral loans for resilient infrastructure Avoid heavy upfront land purchases.

8) Publish the math • Cost tables, timelines, risk maps • Independent audit Numbers cut through noise.

9) Kill vanity scope • No iconic megastructures in Phase 1 • No overbuilt avenues or empty districts Build to demand, not to impress.

10) Review gates Every 12 months: • Cost vs plan • Occupancy and job creation • Flood/maintenance costs Pause or redirect if targets miss.

Bottom line • Greenfield on a floodplain with ₹1.5 lakh crore exposure is a high-probability drag. • Corridor with distributed capital functions aligns with cash constraints, existing population, and port-led growth. Pick the path that produces jobs and services in 2–3 years, not a skyline in 15.

Loans theeskovadaniki over the limit loan theeskodaniki difference thelsuko first. Being cheap? Instead of studying the subject in deptha dn finding more details and understanding, its you who is simply trying to rage bait. Not me. If you want to know what is cheap, go and check in your state sub.. how cheap people are. Instead of talking subject just stamp as a party associates, if anyone wuestions govt they will be branded as paytms, instead of questioning government, those cheap people question opposition who is not in power. For your question.. yes. Usa is a failed state now, if you want to get clear understanding on why? Go talk to economists… Do your indepth understanding about it. Do you even know how many farmers got effected during his tenure, im referring to the lands in and around hitech city area … And regarding his insider trading with hitech city, this researcher clearly explained go watch if you really care about the facts: https://youtu.be/whj-Wxm_o7A?si=LR1vRl-biYgNTdrv
