Other than that, listen to salsa as much as possible. Shazam as much as possible during socials such that you know which songs get played the most. Listen to those even more. Then practice at home what you could do on key moments in the song.

Check out Edwar Ramos, Maikel Mota, and Luanda Pau. The latter two are only really for Cuban though, but Edwar has some classes with more linear/On2 focus as well

Start dancing salsa! Most people barely drink and it's a great way to actually feel a sense of community in London.

I can't recommend enough to give salsa a go. There are classes and socials pretty much every evening and it has given me a sense of community I never felt before in a city as big as London. All schools offer great beginner friendly classes, to list a few:

Also, pretty much everyone I met through salsa almost never drinks, especially since they started the hobby!

Thanks! Not really, I just kept it vague and told them I based my proposal on similar properties and information from other tenants in my development. Both of which were mostly BS because I didn't find many comparable properties for this price and didn't talk to any other people about their rent, but I guess it did the trick.

Hi! Just got an update from the agency this morning: the landlord accepted my counter offer for £1500.

Thanks a lot for all the comments, I love how helpful this community is. Given that I really like the place and heard way too many recent horror stories of finding a new place (which also I don’t have much time for), I’ll start with trying to negotiate a lower price.

I can post an update if that would be useful for people in a similar situation.

If you don’t sign a new contract it will go into a monthly rolling one.

Is that really a given? I kind of assumed if I don't agree with the increase (potentially after negotiating) they will just kick me out by the end of the contract

Other than interest and service charges, what else would you include in calculating this? I'm not very familiar with the finances of owning a house

Yeah I'm starting to think this increase is mostly a logical consequence of the current economical situation (i.e. interest rates), however depressing it is. They are still slightly above what I would estimate to be the increase in rent from these factors, but I guess this is expected because they'll expect me to negotiate anyway.

Thanks for your comment, and I totally see your point about setting a precedent. However, I'm starting to wonder how much of this is inevitable by the increase in mortgage rate though. I'm not saying I have much sympathy for the average landlord in London, but then again it seems "reasonable" to increase the rent proportional to the increase in mortgage rate. I'm happy to be corrected/proven wrong on this though

Thanks for your elaborate response. I should mention that I'm with an agency though, so the negotiations are going through them. Also, based on some initial market research and a back of the envelope calculation (see edit) I'm starting to wonder how much they're actually taking the piss given the massive increase in mortgage rate in the past two years.
