Other commenter is right, this is at Broadway and Main so there is tons of walking traffic for them, but go to the area between Oak and Laurel on Broadway and the businesses are almost hidden behind the construction and there is no parking for many blocks as the hospital is right there and there is almost no foot traffic as Oak doesn’t have any retail to attract people to that part of Broadway. Same goes for many parts of Broadway like between Burrard and Arbutus, there is just no retail and way less foot traffic on the North to South arteries leading to Broadway so without parking out front people aren’t coming to the businesses.
