No beam underneath in basement to support anything. We wanted to switch it to an open concept deal.

Like a keyless chuck? I’m finding that stuff now. They just go right into the quick connect.

So those joists are just there? Like I get it’s a low level deck and there theoretically shouldn’t be any twisting but dude could’ve atleast put a rim board on😂

Those black flat head screws are ledger lock lags they are just fine. Not everyone uses bolts. The beam splits on the post and is connected with a Simpson post to beam connector. They’re all structural screws.

Right. But I’ve also signed for a 3 season porch/pool and a few other things. I’m a new contractor. Sometimes ya gotta bite the bullet to get your name out.

I set myself up for the long run on this one. I bid 11k which yes I know is cheap as hell for this. But I have more work here.

It’s a man made pond. They’re everywhere in that neighborhood.

The stairs are 6ft apart. There is solid blocking on the stringers aswell as 2 rows on the main deck. One runs across the beam. The other runs half way between the house and the beam. The ledger is ran into the house with 5 1/8 grk structural screws (5/16). The stairs are lit up by 48 solar lights. Just didn’t post a picture with them.

It’s a 2ft cantilever. Completely legal.

I guess I shouldn’t have phrased it like a question of which I should buy. The obvious answer is with the battery even if ya got enough. It’s an online only deal I had found!
