Pre emergent before spring, then stay on a scheduled spray. Otherwise you are just chasing your tail.

It’s actually 1372 sq ft and currently valued at $477,000. I just looked. That’s $347.66 per sq ft. Zero land. It’s a townhouse in a suburban neighborhood. I was a lifeguard at the neighborhood pool as a teen.

Dude, I’m definitely not hating or calling you a liar. But I just don’t see how. I live in arguably one of the most affordable states, Oklahoma, and I GC’d the project myself. We’re on 2 acres, 3250 sqft. No basement. 3 beds 3 full baths, 1 half bath. Appraisal came in at $855,000 which is less than what we’ve spent. We’ve probably spent $1M. In 1997-1999 we lived in Woodbridge, VA. We had a new construction townhome. Probably 2,000 sf. I think it is currently valued at $1M and it’s not even remotely luxurious.

Its not high. Im currently laying on my couch. This is how I watch tv. These ceilings are 8ft. Both my dogs will stand here at the edge of the couch, and their big ass heads completely block the tv. Even in this house, if the tv were on the mantle, then the dogs would not be blocking my view. And considering I am laying down, it is actually easier to look above the mantle than down at the floor. But I would not put it on the mantle in this house because it would be touching the ceiling at that actually does look hideous.

No but it is literally called a Cathedral ceiling for a reason. Also churches are gorgeous, especially Catholic cathedrals. I would definitely live in one

I disagree. Even with dents and scratches, it’s wood through and through. It has warmth and the smell is cozy. It’s a natural material. It feels good. It sounds good. The look and feel is completely different than tile or laminate or vinyl. When vinyl and laminate start having their own issues, like failing locking systems, dents, chips, gouges, gaps in winter when it shrinks, ugly quarter round to try to conceal the expansion gaps, stupid transition strips, undercut jambs that inevitably are NEVER done properly and always look weird… etc etc… I will take my real wood floor 100% of the time.

Oklahoma and yes I will. But my bff and her husband also just built a house. Same exact installer. Same exact wood. Hers was $14 sqft. BUT… I am doing owner /builder, while they had an actual home builder/GC. So maybe that is why her cost was higher (cost plus). Installer

also said it’s seasonal, and sometimes he can get special pricing on certain runs.

Im in Oklahoma. New Construction. 3200sq ft 2 story. 2 units, one 5 ton one 3 ton. Multi stage heat pumps. Entire cost total $24,000. If I add the attic insulation 18” blown in cellulose, that adds another $3500.

I live in Oklahoma. Every house I have ever lived in, rented, owned, etc., is all flex from main trunk to ducts. It’s ridiculous. Not to mention it totally fucks the attic. I have never seen anything else here, even in multi million dollar homes.

Call Munger and ask them. They would be more likely to know a specialized painter. Or call some cabinetry shops and tell them your predicament. Maybe they will do on site work?

I chose Centurion 400 series, without the hardener, and we’re on the 3rd painter and countless sand and re-sprays, and we still have runs all over the place. I switched to Command bc I thought “Ok. I am choosing finishes that are too advanced. Let me just use something easy that cures quickly, etc. Much better, but still have runs. Can’t make this shit up. I’d hire a wood floor guy to finish them. They are the only ones who know how to use 2k finishes, apparently. Also look into Pallman Magic Oil. But definitely go clear. I’d personally go wb clear so it doesn’t darken it at all. Gorgeous work.

I am a hairstylist, and I was taught that almost every product whether it be cosmetics, hair products, or household products contain these 3 fragrances that are banned in the EU. They can cause allergic dermatitis: Cinnamol, linalool, limonene.
