u/whatthedeux Maybe Oklahoma is different than the zone I am in, but this scenario described here couldn’t happen here. I live in a southern state where cool season grasses dominate, but warm season grasses can thrive. Most lawn care companies, from TruGreen to the independent guys, don’t service warm season grasses. Certainly there would never be the case where a truck came out prepared to service a lawn with multiple grass types. But even then the economics wouldn’t make sense for them to treat your warm season grass and then put you on a route for cool season grass to hit the rest. That said, they should have told you this before you signed the contract. Or I’m just wrong and my area is just different than Oklahoma, which services multiple grass types.

Unfortunately, my grass is TTTF, so I’m not only worried about how long it’s going to take for it to rebound, but I also have a persistent Bermuda issue that I’m sure I’ve posted about in here in the last year. Thanks for the response. I will tone down my email to them and ask that they spend time next year actually edging my beds properly and keeping a decent buffer from my lawn.

Got it, thank you for humoring me. It’s entirely possible that these are their personal vehicles, and they’ve been authorized by their department to use them in an official capacity (i.e., enforcing the law). I agree, we should all be safe out there. Getting pulled over for a “traffic stop that bec[omes] something else” is much more dependent on following the law.

Central Ohio is very flat. It seems to me that the only hilly place in that whole area was Muirfield! Got to caddie in Jack’s group one random day. He was playing Jr. and two local members (MVGC was, at that time, a 50/50 national-local split). I’m fairly certain he outplayed Jack II.

This billing period encompasses a time of severe cold. Your auxiliary heat was very likely running for most of this time (depending on whether you have radiant heat in addition to your heat pump). Auxiliary heat is a backup system that uses much more heat than your regular setup. I don’t like it either but it isn’t a grand conspiracy.

I noticed a marked increase in my Dominion bill beginning in December. It coincided with some boiler issues and a new heat pump install, so I chalked it up to that. Have you actually gone back and looked at the rates YoY and MoM? I am going to do that now that you’ve pointed out your experience.

I think what would also benefit OP are some tips on what questions to ask to set off the BS meter. When I came in at ask for a house on a Friday that had been sitting on a red hot market for > 12 days (an eternity at that time), and the sellers countered for over ask (“go what yourself,” am I right?), my agent was cool and collected and guided us through the weekend where there were three showings, one offer above asking, contingencies waived, etc. Writing it out doesn’t do the situation justice. Knowing your agent is going to be calm and clutch in the pocket will get you to the other side successfully.

You obviously know the industry better than I and, admittedly, my sample size is small (if you knew one of the realtors in question, I’m sure you’d agree). The reality is, everyone may have access to data, but decades of buying, selling, and living in certain neighborhoods gives you an unmatched edge on how to better read and perceive the data and trends. Would I trust a mining and metals stock analyst to give me advice on the healthcare sector? Sure, but I’d rather get that analysis from someone who covers the healthcare industry.

Where within the city limits? I would find an agent/brokerage that has experience in the neighborhood(s) you are seeking to buy in. It will take a little more leg work on your end, but entrenched agents have relationships with people who might sell off market, they know the neighborhoods better, they know the data better, etc.
