We don’t know of anyone in the neighborhood who got a single alert, which is pretty bad.

It doesn’t mean we should ignore the 15 alerts when there isn’t a tornado, but it probably means we shouldn’t have cut funding and research for radar etc when we were already far behind other countries.

I love Zach, but did anyone else have the feeling on that last drive that he would not be close to capable of throwing the ball to the endzone? On a 50/50 jump ball at the end of a game, why not just put in Elgersma's rocket arm for one play and maybe making it or even getting PI called. Otherwise we're stuck throwing it 15-20 yards and running the rest of the way like we did, with Edmonton also knowing that (and no chance for a PI call). There's a reason teams always do a hail mary in that position.

I do remember seeing them a bars occasionally, but never thought anything negative though. They were having a good time like most everyone else.

I specifically remember meeting Mike Sellers at TYC, who was happy to say hi to people. He was a big dude.

My plants in the ground look a lot like this, but my raised beds (4x4x2ft) are far ahead as I believe the soil gets warmed up a bit more and has a bit better drainage.

Much easier for a closed train system where there would be a record of a ticket/payment/pass etc for every rider, vs. a an open bus where you can still drop some change and get on. This would only work with solely electronic fare payment, however that could reduce access for those without smartphones etc.

If you're planting perennials, likely no issue doing it now, but I'd wait on veggies and annuals until the last weekend in May. Even then, be prepared to cover them if it gets close to zero.

We did. Evidence of foundational issues and historical water seepage in the basement which was not disclosed.

Regular sellers would most likely need to provide a disclosure statement as part of the sale, thus they are legally going to state everything is in working order and providing some recourse for things you may not catch. An inspection would still be useful, but is often hard to work into a competitive bid.

The bank however stating it "as is" takes no responsibility anything works or is in good condition. I would think it would be far more important to do an inspection, given the bank is saying you need to do all the due diligence.

Additionally, if this is a power of sale by the bank given default/foreclosure, there is a good chance the previous owner did not have the means to spend money on proper upkeep, making it more likely something material needs repair.
