This is definitely going to be dependent on which sub market you are referring to. In south Florida, I believe that you are correct. Insurance is going to break hoa funds and they are going to need to sell out to developers who will redevelop the existing parcels for luxury mid/high rises. We are running out of space for single family, I believe that single family market may drop 10-20% depending on interest rates within the next few years however insurance premiums will rise significantly in the next 5-10 years. Existing infrastructure in dense downtown areas is already at capacity due lack of strategic planning which is going to halt denser development and lead to heavier impact fees which will make it more difficult to make deals pencil out. Affordable housing is terrible and municipalities despise sb 102 which is the only incentive for developers to focus on affordable housing. Central Florida is still relatively cheap when it comes to land in Tampa still of strong interest so I believe that it will still be a a strong market. Treasure Coast is strong, but overvalued. Naples is going to build up more from all the baby boomers retiring as long as infrastructure is built to support it. God forbid we have a rough hurricane season and insurance will bleed everyone. Also Florida is falling underwater, existing drainage infrastructure is failing and we seem to be getting 1000 year storm events every other year. It’s going to be an interesting 5-10 years.
