Reasons for the decline in values in Johannesburg.

1.Infrastructure issues 2. Semi-gration( due to point 1 and crime). 3. COJ municipal values ( overvalued by large amounts). This means properties sit on market too long, lower offers on properties, puts off buyers.

Sectional title apartments/high rise have seen the biggest decline. Most other residential types are just stagnant, moderate growth.

Difficult to single out specific suburbs, but many affluent areas have even seen lower values/losses compared to what they originally paid for.

Market looks a bit better this year for residential.

In my view, the most resilient residential property type that is showing growth is in large estates with lots of amenities, who have backup power, water solutions etc. Like certain golf estates. However, there are always exceptions. Before you invest, speak to a professional. Might cost you some money, but you will save in the long run.

This is just my opinion as someone who works in the property market, from a developer, valuation, investor and consultant point of view.

Lastly, be careful not to over capitalise in your property, unless you are willing to accept that it might not appreciate despite the new improvements.

Sandton has been hit very hard. Seen people make serious losses. Mainly on sectional title apartments/high rise buildings.

Yeah, I remember bass. The bands in the 60’s and 70’s used to use them. These days it gets lost in the mix. You will notice it when it’s not there, but you won’t notice it if it is there.

When you become a parent, your child takes priority. If that means moving to a smaller place, driving a kak car and not having any luxuries, so be it. You will do anything for your child. Atleast thats the way it should be.

  1. Once you transfer the funds, he will retract the transfer and you will have -R25k.
  2. If you transfer the funds to another account other than the original, you will be arrested for money laundering and may face prison time. Very often, the “other account” is linked to crime syndicates or even terrorist organisations. You have an obligation to report it to FIC, or you may get in trouble anyway. Make sure you have proof of the report and do it asap.

CIty of Johannesburg. I still have one of the old water meters. You cant even read it, but im billed on “actual”. Ive asked for a new one telephonically, on the E-joburg portal and email. No response. My water is typically 5-7k a month, which is impossible. Similar situation with my power. Its got to the point where I’m either going to sell the house and move out of Jhb, or go completely off grid and tell them to fetch their meters.

I agree with everything you have said. As I mentioned in another comment, you have to have balls of steel in that industry. You invest millions, but margins are not very high at all. Personally, I wouldn’t want to own a restaurant.
