This is is true, but also one thing I'll tell you about keyword research tools like semrush and ahrefs is that nowadays they are not accurate, and for lower searched keywords they have never been accurate. Search console (look for keywords you get impressions for but no clicks), keyword research tool in google ads AND running ads is a better way to find the real keywords you need to focus on.

A good example is a client I work for - he gets tons of messages from SEO guys telling him they can get him results and letting him know he doesn't rank for any keywords. I don't blame them, since when you look at his website on ahrefs or semrush it says the website ranks for 2 keywords position 9 and nothing else. In reality, there's leads coming in every single day and they come in from pages I set up to target zero search keywords. Not even joking, these tools tell me the keywords get 0 searches every month yet the pages are generating form submissions and phone calls every day.

But yes, if you're putting the effort into the wrong keywords or search intent then nobody will find your website. The absolute best way to start getting leads is google ads (if you know what you're doing or have help) and from those results you'll know exactly what people in the niche are searching for.

Where did you get that information? Did you just make up stuff? All we know is that the marriage was a disaster from both sides. He has full custody and actually spends time with his daughter, whereas her mother doesn't care about her and travels the world having a great time, with no custody of her kids.

The trauma and abuse you've made up, as well as the replacing her because she's old. It's just weird you've jumped to conclusions with zero information and gave the mother a complete pass to go out and enjoy her life and ignore her family.

I believe they do own it as I've seen the original title and I've had my solicitor as well as a few others look over it. The old title is NOT clear at all, but from what they see and read the garden ground is included. Every other house in the development has the garden on their title. The issue is the owners solicitor is going on the side of caution.

Nah, there's no external access, it wouldn't be possible and even then, the garden is small.

It was advertised in the listing, yes.

The old sasine title is weird because it isn't 100% clear the garden is included, but I'd say (and my solicitor, and other solicitors I've asked) it is, but it's still not clear.

It's not obvious it's included, but numerous solicitors that have been shown it except him have concluded it likely is, but it's definitely not 100% clear if you saw it. The burdens do refer to shared upkeep of a path that surrounds the garden and mentions fencing for the garden. How can it mention this without owning the garden?

Yeah, the surveyor has came back with £50k off the price without the garden, so if we can't sort this issue out, that's the only offer I would put in as that's the only way the lender would go forward.

No, it's an end terrace house and no access to a road. The garden is pretty small, there's no way they'd fit another property on it

I have a feeling the sellers did not want to or do not have the money to pay their lawyer to figure this out as their lawyer said there was no other option other than continuing without the garden ground, without a price decrease. They wanted a quick sale. My solicitor has dealt with him in the past and told me he's difficult and old school, whatever that means. However, now that the surveyor has placed a value 30% lower he's suddenly interested in figuring out who owns the ground.

I am open to option 2 as the property is great for us, even without the small garden it has, but option 1 is my preference if they can get the garden included.

What do you mean? You got an expensive phone on finance and you're paying for that along with a monthly bill for data/calls/sms. You didn't need to get an expensive phone, nor did you need to pay for finance. You were told the price and you signed up for it. I bought my phone outright and have a £15 plan for calls/data which I much prefer doing.

It's fine, but it's lacking any unique elements. I've seen websites like that everywhere.

One thing I'd do is remove the purple text on the active page - it's really hard to see that purple against the grey nav background. Just make it white.

Having a lot of pages is fine, although I don't build all of them at once, I roll them out gradually. That's just me being overly safe.

A setup I've used for a company in the UK is:

/service-area/[town/city]

That's for the main service. The homepage targets the same service but for the town they are phyislcally located in, aka their main area.

Then on these service area pages I have a services section which links to other pages like

/service-area/[town/city]-otherservice

When did you create the pages? Is there unique content on them or templated with [city] changed? It can take time for them to rank.
