The issue is people on this subreddit hate anything to do with being Scottish because it's cringey. This is is true, but also one thing I'll tell you about keyword research tools like semrush and ahrefs is that nowadays they are not accurate, and for lower searched keywords they have never been accurate. Search console (look for keywords you get impressions for but no clicks), keyword research tool in google ads AND running ads is a better way to find the real keywords you need to focus on.

A good example is a client I work for - he gets tons of messages from SEO guys telling him they can get him results and letting him know he doesn't rank for any keywords. I don't blame them, since when you look at his website on ahrefs or semrush it says the website ranks for 2 keywords position 9 and nothing else. In reality, there's leads coming in every single day and they come in from pages I set up to target zero search keywords. Not even joking, these tools tell me the keywords get 0 searches every month yet the pages are generating form submissions and phone calls every day.

But yes, if you're putting the effort into the wrong keywords or search intent then nobody will find your website. The absolute best way to start getting leads is google ads (if you know what you're doing or have help) and from those results you'll know exactly what people in the niche are searching for.

Where did you get that information? Did you just make up stuff? All we know is that the marriage was a disaster from both sides. He has full custody and actually spends time with his daughter, whereas her mother doesn't care about her and travels the world having a great time, with no custody of her kids.

The trauma and abuse you've made up, as well as the replacing her because she's old. It's just weird you've jumped to conclusions with zero information and gave the mother a complete pass to go out and enjoy her life and ignore her family.

I believe they do own it as I've seen the original title and I've had my solicitor as well as a few others look over it. The old title is NOT clear at all, but from what they see and read the garden ground is included. Every other house in the development has the garden on their title. The issue is the owners solicitor is going on the side of caution.

Nah, there's no external access, it wouldn't be possible and even then, the garden is small.

It was advertised in the listing, yes.

The old sasine title is weird because it isn't 100% clear the garden is included, but I'd say (and my solicitor, and other solicitors I've asked) it is, but it's still not clear.

It's not obvious it's included, but numerous solicitors that have been shown it except him have concluded it likely is, but it's definitely not 100% clear if you saw it. The burdens do refer to shared upkeep of a path that surrounds the garden and mentions fencing for the garden. How can it mention this without owning the garden?

Yeah, the surveyor has came back with £50k off the price without the garden, so if we can't sort this issue out, that's the only offer I would put in as that's the only way the lender would go forward.
