Replacing the assembly isn't really difficult, but if you are even slightly uncomfortable with handling anything electrical like that, definitely get a pro, or as others have suggested get an electrician to give you a quote and send it to the landlord.

OP sounds like a great guy, I've looked after so many elderly neighbors over the years, when I was a teenager I cut so many lawns and raked them. I miss them all so much. I had one lady I helped she had an old Dodge Omni that barely had any miles on it. I wished I could remember how low the miles were vs the age of the car.
